Been in current property nearly 10years.
we outgrown and was hoping to move in own steam.
but landlords decided hes selling so 2months notice .
we known since friday hubby thourght it was 31st march.
got letter today final inspectin is march 17th.
so need to ideally move out one week before clean and paint.
2weeks either side be better.
have 700rent pay jan and feb.
3beds round here 900-950+1000+deposit plus agents fees
will be delay in deposit back from this place.
need spend about 100 on this place get it good state .
have 3kids.
need to declutter and start packing up some things.
flippinga gents been inspecting quarterly want to inspect tommorow.
got random companies ringing up hubby asking if can come round and measure quote landlord with stuff.
I thourght more would come on market after xmas but very few they either overpriced or go quick,
goig to have to make some serious comprimises.
local agents not helpful.
gum tree hardy anything mostly student properties.
looking right move, zoopla , local agents any other ideas?
any advice to find somwhere and cope greatfully appreciated.
doubt social option huge shortage here.

I feel for you but don't discount the Social Housing option.
If you have 3 children and are being moved out, you will be a priority,
don't ask, don't get...
Good luck, its gonna be hard work for you but involve the children and make a game of it for them.make the most of it, we are only here for the weekend.
and we will never, ever return.0 -
Thanks Mcneff.
its just bit out the blue.
house prices rising here so good time to sell.
its one of landlords 3rental properties
he lives other side city so always dealt with letting agents,
we been good tennants paid rent on time low maintaince.
Agents been quite snooty and find quarterly inspections pain in !!!!.
fact hes revamping property and getting people in miffed me i need to be free to look at prperties not wait in during day for tradespeople,
i may have to look and accept without hubby
just find it bit daunting.
huge costly task ahead.
widened my search area.
going to have to pay more rent than paying now.
borrow lump sum so can so can move.
feeling bit crap havent even got anything go veiw right now.
few months ago was lots but at moment nothing.pad by xmas2010 £14,636.65/£20,000::beer:

Someone more experienced will come by with some advice but, meanwhile, just so you know, you don't have to leave by the date given on the notice.
If it is a proper s21 notice, it only means that the landlord may apply to the courts to grant possession of the property after the date given.
Also, you don't have to allow anyone to come to your place for inspections, surveys, quotes, etc if you don't want them to. You have enough on your hands planing your family's move to be giving your time to trades people and agents working on behalf of the landlord. Write to the landlord/agents and tell them to wait until you move out for them to start with viewings, inspections, etc.
All the best0 -
hi...how stressful for you all just wanted to say dont discount ha/social housing put in an application you never know your luck
isnt moving to another house so paying rent in two places a bit expensive ? i know it would be hard but id try and go from one to anotherso only pay one lot of rent
could you buy the house off the landlord ? he might be open to offers ? id tell him to come over and be in for his trades people you have other matters to be attending to
good luckonwards and upwards0 -
I can't give you advice about most of what's occurring I'm afraid but the last thing I'd be doing in your situation is waiting in for his tradespeople. Tell him to go hike it and they can all be sorted once you've moved out0

Don't move out early to paint the place - after 10 years, the LL will be expecting to do their own painting in preparation to sell anyway0

thanks guys no position to buy and dont even like this house its stoo small for us and far away from daughters school.
it is sectin 21 1 b notice.
i dont see point of another quarterly inspection tommorow place mbe tidy and clean but some walls need repainting and some tiles in bathroom.
says on letter they want carpet clean and rceipt to say its been cleaned yet have tradepeople wanting quote landlord for entire house only got capet landinga nd stairs which is not tht old all other flooring ie lamintae we replaced and did ourseles with landlords permission as he refused to replace worn carpet we been in since 2005.
of course we will repaint and clean but have lots stuff reckon need week either side.
Final inspection march 17th so need to be out by then.
i dont see why we should entertain tradespeople trying to be civil but need find property with 3kids have schools run and clubs cant commit to being here but dont want to seem unreasonable would like decent reference and bond back.
wondering if the relase us early if need be as some agents are saying move in sooner better but dont want to be committed 2lots rent.
need little bit compassion, flexability and left hell alone by agents until we move out think words im thinking is right to quiet enjoyment although not enjoyed this house in while.
just spent last hour tidying kids rooms.
need go on schol run, will ahve to hoover throughout clean bathroom, kithen, take eldest brwonies do tea and bedtime later as well as cheak right move again.
I have booked to veiw house tommorow afternoon.
i dont really like it but its cheap, ok area, 3beds with garden and agents dident seem too snooty unlike current o9nes who treat us like crap.
theres really not much about right now.
has anyone else found dream place last min reassure me all be ok.
looked on social housing for my council nothing remotly near me.
hubbys anoyed hes had phonecalls from 4tradepeople today and says hes ringing the agents hes bit stressed as hes in work and 1 of his days off this week is sunday its very much up to me feel like need kirsty and phil would love it if they did rental programme i dont even need 2homes just 1.
ideally wanted move something closer schol and bigger than current shoe box and annoying letting agents.pad by xmas2010 £14,636.65/£20,000::beer:

First as you've been told u don't have to be out by the 17th
Second don't let anyone at all in, u do not have to.
Do this from today onwards, right up until a court grants them posession.
Have u renewed your tenancy by the way? Since 2008 at all, or just monthly rolling. Answer please it's important0 -

I had to move out my previous home in December because the LL was a nightmare. I was concerned about finding somewhere and moving so close to Christmas but I did find somewhere that ticked all my boxes. Even better it was unfurnished and unfurnished rental properties are like hen's teeth where I live. So do not give up hope.
If I were you I wouldn't bother repainting or getting the carpets professionally cleaned. After 10 years the LL should expect some wear and tear and if he's replacing all the carpets what is the point in having them professionally cleaned? Tell the LA to poke it.0 -
One more thing...is your deposit in a deposit protection scheme?0
