    Thanks Steph and peaceandfreedom. Still waiting to exchange - I don't remember a house sale ever taking this long! Will feel much better when we have exchanged but am sure it will happen - would just like it to happen soon!

    Then once we have completed I will be sitting down and doing transfers to all the cards, getting settlement figures for the loans and clearing it all. And once that's done - I will do a new YNAB - with a month in advance - and stick to it. You are right Steph - no debt ever again - at least only a mortgage - maybe - if we decide to go that way in future. Though I have to say renting has its advantages. The place is newly decorated, new carpets etc, new stove - no cost to use. The outbuilding needs a new roof and they are doing it before winter - no cost to us. I like the way that works. :D The down side is we may invest a little in something that we won't get back (for example improving the fencing on the land to make it more secure for the dogs) but to be honest that is a risk with buying as well. And if we get benefit from it over a period of time then it is worth it.

    Sounds great, miz, though I'm sorry the sale price is reduced. As to the speed - know what, a couple of family members have exchanged and completed on the same day recently, admittedly in the flashpoints of London :eek: seems it really can be done these days, though I'm sure it costs a lot more.

    Anyway, loving the thought of your debt freedom :)

    Thanks Karma - have finally got a response from buyer to say they should be in a position to exchange by the end of the week. So hopefully we will be completing sometime next week. Can't wait!

    And here we are two weeks later and still waiting. Am wondering if these buyers are actually serious. :(

    We accepted their offer beginning of July - no chain. Here we are about to go into October and still no sign of exchange.

    I am wondering at what point we cut our losses and remarket....
    we are paying interest every day on this - and now paying rent as well.... :eek:

    Our solicitor is getting fed up with theirs not responding to emails or calls, and keeping introducing new "issues". The EA reckons it is just bureaucracy and will get sorted - but how long?

    It is getting beyond a joke now. I can't get started on stuff up here until we have the house proceeds... :mad:

    Gosh that really is very annoying and distressing. I hope your buyers are actually serious and are not keeping you hanging on for nothing. I wonder if they are perhaps having problems getting a mortgage?

    Thanks - I hope their mortgage is going to be OK. I think it may be that lenders are being extra careful - they wanted proof for instance that a 25 year old extension had PP - when the enforcement limit is 10 years. It was built long before our time and we didn't see PP - neither our solicitor nor lender even raised it. But I think things have changed in the last couple of years.

    Fingers crossed tomorrow brings better news.
