Too long imho.
Large room to let from mid-Feb. £450pcm inc all bills (except phone?) Sharing flat with 1 other. Shared use of all facilities including washing machine, Sky TV and WiFi. Close to Barnhurst or Erith train stations. For more info call xxxxx xxxxxx.
Agree with this, not least for security issues.
IMO you are giving too much info on a basic ad that will be read by all manner of randoms, not just those seeking a new place to live. Listing out some of your wordlies and when you are less likely to be at home?
The camera intercom and double glazing may put off some potential robdogs though……..

My advert is certainly on the long side! But it has served me well

(I obviously edit it depending on which room(s) are available at the time).Two double rooms are now available for rent in this quiet cul-de-sac with local shops and bars, just 15 minutes walk from the City Centre.
Each room is £300 per month (including bills / cleaning) and is to be let on a one-month rolling basis.
The current household consists of:
Me - I'm 30 and hold the mortgage. However I'm away working in Australia at the moment so it's very unlikely you'll ever see me around!
Housemate - late 30s with a girlfriend he sometimes stays with, he's a very hard-working agency chef with a warm personality. He has young daughters who occasionally stay with him on weekends. He has the middle floor room.
The house is a very good size and in good solid condition, although the decor could do with some work! On the top floor are the two available double rooms, my locked-up single room and the bathroom. The middle floor has the other housemate's bedroom plus a period dining room with working fireplace and piano. The bottom floor has our main living room with TV/projector/sound system, a large open plan kitchen and the door to the garden.
Included services:
- 30MB WiFi throughout the house,
- Professional cleaning every Friday, by a reliable long-standing cleaner
- Virgin TV (TiVo) with ceiling-mounted projector,
- Council tax and utility bills all included in the monthly rent.
Top floor room 1
...Is at the front of the house and is therefore the quietest room. There's no traffic through the cul-de-sac and it's silent overnight. The room has a good carpet, neutral decoration with a fitted cupboard, large wardrobe and comfortable double bed. It also has an attractive bay window (original sash) and a large central heating radiator.
Top floor room 2
... Is next door, at the back of the house and is the warmest and cosiest room over winter. It features a double-glazed picture window with a view right the way across Newport and the river Usk. The room comes with a double bed with sliding drawer, large wardrobe, large wall unit and two fitted cupboards.
We're looking for someone like-minded to move in, who enjoys their own privacy but might also socialise at home. You'd have your own space but would also be free to use the rest of the house as your own. You could be a home worker but you would be employed. We are in a terraced building so it's important that you consider the neighbours at all times.

I am so a resident! Temporary work visa in Oz, still have my room at home. I've been letting out rooms for over 7 years (the vast majority of which time I was physically present).
