advice on my room to let ad

How does this sound as an add for my room that I want to rent.

Room to let from mid February for an initial 6-9 months with the possibility to extend.

Based in a ground floor flat in a block of 6 flats over 3 floors. there is a key fob entry to the building and camera intercom.

The room is of decent size, 14x8 feet facing the front of the building, this is the only carpeted room with in the home, all other floors are laminate. there is street parking on the side of the building and across from building. There is also access to a garage at the rear of building but this is more for extra storage if required.

Central heating with double glazed windows. Bathroom is fitted with a shower unit.
Shared kitchen, bathroom and living room

Facilities
Washing machines, at present there is no tumble dryer so clothing horse is used.
variety of cooking products (George Foreman Grill, Slow Cooker, Rice Cooker etc)
Satellite TV, (Sky + with on demand services and recording)
3D TV with 2 Pairs or glasses
Use of entertainment consoles (Wii & PS3 with Netflix)
Free Sky Wifi, 20MB Router is located is Rented room.
Desk in living room with desktop PC and Duplex scanner for working.

Local Area
Good transport links to London via Barnhurst or Erith Train station. Both within a 10-15 Min walk. Buses are 2 min walk away. and it about a 10 Min drive to get to the A2 20 Mins from Bluewater by car.
The main high street is 2 Mins walk away with a variety of shops including Tesco Local and Co-Op Supermarket.
A host of Take aways and watering Holes in the vicinity.

    I would leave out the petrol station as a lot of people don't like them too close so would not even come to look, but may like the room when they see it.

    I would add in the vicinity to your take always statement.

    Also not sure what a frogman grill is :-)

    Other than that it sounds good.
  • "Room to let from mid-February" No need to say how long you'd prefer the let to be as the lodger may not want to stay that long and might not want to be tied to it.

    As for the rest, I think there's far too much detail. Off-street parking and a kitchen with the usual equipment. Plus, how much rent you are expecting and whether it's inclusive of bills or not. Say what road it's on and then people can figure out for themselves how far it is from the main shopping street or the station

    What would be sensible would be to describe you and your lifestyle a bit, so you won't be wasting people's time. Anything else, they can ask.

    Do not tie yourself, or your lodger, to a set period (eg 6 months), although giving an indication you hope it will be a long term arrangement is OK.

    In your lodger agreement state a notice period for either side, eg 1 or 2 weeks (not more).

    so you guys think I dont need the time frame. even if thats all im looking for. I thought saying that was better for the lodger so they know where they stand.

    29 year old male, working Monday - Friday. im a relaxed and chilled out person, honest with respect for every one. spend most evenings at home doing the usual cook and relax. I use the gym a few days a week after work. most weekend I will go for a drink or see friends.

    I think you need to have some indication of length of stay, especialy if you don't want a short term lodger, most sites ask for this info in their listsings.

    Price and inclusive at the top

    I would change the garage line, to secure external storage in garage and say if there is room for a motor bike.

    Too long imho.

    Large room to let from mid-Feb. £450pcm inc all bills (except phone?) Sharing flat with 1 other. Shared use of all facilities including washing machine, Sky TV and WiFi. Close to Barnhurst or Erith train stations. For more info call xxxxx xxxxxx.

    The person may want it for 8 weeks, reasonable for a lodger. Might be put off if they think they have to commit to 6 months.

    Remember the important things when you meet them: house rules, notice ( no more than2 weeks) and guests visitors limitations.

    Been there, most people want someone longer less disruption, getting short term lodger lets is a nightmare(this was in a big city).

    If happy with short term make it clear often can charge a bit more than the longer term going rate as well.

    Well When I say 6-9 months that's more of how long i'm thinking i need to do this for. If some ones there for 4 weeks it don't bother me as I just get some one else in after.

    So should I add Short term lets accepted.
    and if I have interview is it worth asking how long they plan to stay and mention how long im planning to do it for?

    Does any one else think its to long, i would have thought the more detail the better?

    thinking of taking the bit about me out and the local area out?

    Short term are hard to find so if people are looking might be an idea to capture that market, often workers on secondment or contractors that may not be around at the weekends, don't bring a lot of stuff.


    Another thing is check the main sites for the wanted ads might save you bothering to advertise if there is someone suitable allready looking.

    are the 3 I used when looking.
    also check if airbnb is getting hits in your area this can get you increased money on shorter term lets.
