If happy with short term make it clear often can charge a bit more than the longer term going rate as well.
How would the LL know the plans though? Not advising deception, but it must happen0 -
I said:
your ad does not tie you - by all means indicate short or long term preferred.Do not tie yourself, or your lodger, to a set period (eg 6 months), although giving an indication you hope it will be a long term arrangement is OK.
I was referring to the contract you sign (lodger agreement/whatever). Do not TIE yourself legally.0 -
when I was lodging the one thing I wanted to know up front was a bit about the LL as that is the person I'm gonna live with: age range, single/couple, smoker/non smoker, number of other occupants, hobbies/interests. In fact Spareroom and other such websites require it.thinking of taking the bit about me out
As you appear to be set on a maximum period then yes you should indicate this, otherwise you are misleading people0 -
How big/close is the Erith hospital, often a good source of people looking.0

Can I arrange a viewing?lbm 11/06/12 dept total 11499.470

Is it a private block of flats or are some council owned/ex-council? Some people may also want to know that in advance.
Oh and I'd personally want to know if the flat is smoking/non-smoking. I'm a non-smoker and can't stand the smell of cigarette smoke. Would never be able to live with a smoker, no matter how nice the flat was.0 -
Well When I say 6-9 months that's more of how long i'm thinking i need to do this for. If some ones there for 4 weeks it don't bother me as I just get some one else in after.
So should I add Short term lets accepted.
and if I have interview is it worth asking how long they plan to stay and mention how long im planning to do it for?
Does any one else think its to long, i would have thought the more detail the better?
thinking of taking the bit about me out and the local area out?
My ad says between 3-4 months and 12 months. However I will tell anyone who expresses serious interest (whom i like) that an extension is possible. My last lodger, who has just moved out, stayed for over 3 years and it worked out pretty well. No significant problems at all. However I will always reserve the right to give someone a month's notice. I did have 1 really odd girl who left after 1 month (her choice).0 -
Well thats the thing in my head this is about the amount of time i think I will need some one, but this could all change as you never know what can happen.
so if i just leave it as room to rent but mention short term welcome that leaves it open to anyone we can then discuss at a later stage at meeting or email what ever.0 -
Stick your postcode in spareroom to see what the going rate is.

OP has already listed it on spareroom, £450 pcm is a reasonable going rate

at £450pcm I'd prefer the other 2 in the same area, although obviously they may well have gone by February. This one at £400 and the other at £450, both look much nicer0
