Help Not To Sure How Much To Offer

Hi Everyone

I have seen a really nice 1 bed flat on the market for 184995 plesae see link below.

It is nice house conversation with a massive garden etc.

I was thkning of starting at 178k we are first time buyers

  • That seems like a very reasonable first offer. It looks like a lovely flat - hope they are leaving that cooker!

    Things to think about when making your offer:

    What's the maximum you are prepared to go to? (This may be determined by what you can afford, or what you think the property is worth.) You probably need to make your first offer sufficiently below this to allow for negotiation which ideally lands up at your perfect price.

    Is the local market moving quickly and do you therefore need to make your offer sufficiently attractive to sound serious and not be rejected out of hand? (To me what you have suggested meets this requirement, but I don't know your local market.)

    To compare with my situation: I was recently offering on a property in a road where two other houses we had wanted to view had been sold in the previous week. I was twitchy about securing the property, and offered £4K below asking. We were in a good position, having just sold our property STC. The vendor's agent thought it was a good offer, but said with our permission he would present it as though we had initially offered less, but then come up with the asking minus £4K figure.

    !!!!!!. This is absolute madness.

    I am so glad I'm not up against this sort of thing and sympathise with any FTB who is.

    Personally I think you should offer 150k and take it from there.

    Thanks for your responses.

    Lynzpower - yes it has been a very long time. I have offered 178k but the EA was getting very funny with me and said an offer was already on the property. I think they are lying. They asked me to bring in my mortgage in principal etc etc. So I have just goen and done that but the preson who makes the actual offers is out of the office and was supposed to be back at 1pm! To put it to the vendor i sitll hae not heard anything do you thihnk i should give them a ring?

    They are leaving all appliances which is great. Do you think i should ring back the EA and up my offer?

    Dont up your offer yet! the vendor might be considering it.

    Id keep calling to get hold of the person who puts the offers in and ask them how long it would take till you recieve your offer in writing ( they have to do this by law) just be casual about it ;) in a "oh, just wondering" type way. the point will be made.

    I have just rang them and spoke ot man making ht offer he just needed to clarify a few thigns with met etc. He did mention tht an offer was in that property already but then he did hint that I was a first time buyer and ready to go! He said that he would ring the vendors and call me back straight away and he has not called me back yet! He did say the other offer was higher but i suppose that is quite vague as they did not actually say it was accepted. I would be happy to put in an higher offer but I was not going to tell them that! I hate waiting how long do you think i should wiat until they come back to me before i start chasing them!

    Dont presume that the agent "isnt getting back to you" I lost count of the amount of voilcemail messages I left for vendors saying "ive got an offer for you" sometimes they dont come back to you till the end of the day.
