    Everything except, possibly, the blinds. I left everything that it would be assumed would be left in my last house, except my curtains. I did say that I would be taking my curtains though. I knew my buyer might assume I would leave the curtains, but I needed them to replace the ones being left in my current house (as they aren't my taste and in fact didn't even "work" properly)...so I told her I would be taking them, so that she wasn't wondering where they were when she moved in.

    It's quite definite though that integrated appliances MUST be left.

The blinds are still there, however I know by looking at house prices on the net that they took less than we offered in the end.

    Integrated appliances, they will expect you to leave as others have said.

    I remember the old days, when carpets and curtains were always etc. and if you didn't pay for them, people would rip them up/take them down and take them with them.


    I always wondered what use they were to people and did they think it was worth it,to go to all that effort.
  • When my parents bought their current house their seller took everything including bog standard plants from the garden and all the light bulbs!!

    My parents still laugh about it!

    Doesn't the EA spec list all of the items which will be left? That's what's happened in any property I've bought/sold, and other extras are negotiated during the exchange of missives. All very straighforward, with no assumptions made, but could be another thing that's done differently in Scotland I suppose.

    The seller gets a long form to list what's staying - I've just filled one out.

    Anything that the seller wants extra for is priced and then the haggling starts.

    Exactly. In Scotland, this is all decided at the time of offer, and the inclusions and exclusions are specified in the offer letter, and defined by a combination of EA brochure, standard clauses, and the content of the letter.

    In E&W, they tentatively agree a price, with no firm decision on entry date, and no firm decision on what's included in or excluded from the sale.

    I would expect everything except the blinds to be left.....built in appliances like oven, hob, fridge freezer, dishwasher, washing machines I would expect to be left behind and would leave them behind if I was selling...freestanding cookers, fridge freezers, dishwashers and washing machines I would expect to be taken.

    We asked our buyers when we sold two years ago if they wanted the wardrobes leaving as in the main bedroom we had replaced the carpet but hadn't taken down the wardrobes so the carpet only went up to the wardrobes, the carpet was quite new - they wanted the wardrobes. They weren't fitted but there was only a gap of about two inches either side of them.

    I would expect all of that to stay, although with the wardrobes it would depend on whether they were fully fitted or just free-standing wardrobes where the stabilising bracket has been put on the top to fix them to the wall. I'd expect the former to stay but not the latter.

    If you'll be taking any of those things, mention it when people view. Otherwise, you risk them getting a shock when they read the Fixtures and Fittings form you'll complete, and possible price re-negotiations.

    General rule of thumb I've heard is that anything that wouldn't fall out if the house was tipped upside down stays.

    We viewed one house priced at £465k where the vendor said they'd be taking all the blinds as they were made to measure. My thoughts were (1) tight-fisted! (given price of house) and (2) surely they won't happen to fit your new house?!

    I wouldn't rely on the EA details.

    After offers are accepted and conveyancing starts, the vendor will fill out a Fixtures and Fittings form for their solicitor which details everything like this. That's the document that the buyer can rely on after completion if the seller takes something that they said they were leaving.
