What to include in house sale

First time seller, after some advice.

Just put our house on the market, and wondered what, if any furnishings, electric appliances are assumed to be included? We have:-
  • Made to measure blinds (£2,000 new)
  • Integrated dishwasher
  • Integrated washing machine
  • Integrated fridge freezer
  • Fitted wardrobes (that we could easily remove to new house)

Which would most viewers 'assume' would be included?

    IMO anything intigrated or fitted should be left, so fitted carpets, integrated appliances and cupboards stay.

    Blinds curtains and freestanding furniture is by negotiation but please don't think you will get your money back for your expensive blinds, probably worth £100 second hand.

    You will be expected to leave integrated appliances. There is no point removing them as the doors are unlikely tobe the same in the new house. Fitted wardrobes should stay. Blinds will be unlikely to fit any where else.
    Eat vegetables and fear no creditors, rather than eat duck and hide.
  • Throw in a tube of lube and its a done deal.

    I presume they were going to leave the doors, the appliances themselves are standard and will fit into the new house.

    However integrated appliances are usually left.

    The vendors of our current house wanted us to pay them for blinds and a bathroom cabinet (bizarrely) but we refused and they left them anyway.

    I would expect all of the above to be left exept the blinds, but I would be surprised if they were weren't as they are made to measure.

    Why do you have to leave it to assumption and guesswork?

    Why can't you agree to sell the house at an agreed price to include all of the above?

    have you asked the agent what they think should be left .
    If you where buying what would you expect to be left .
    Surely the agent valued with all the above in place.

    Blinds.

    They may help sell the place to people that like them, some don't so they will have to make good when they rip them out.

    Integrated appliances

    Most people will expect them to stay, some people will factor in age.
    if you want to take them make it clear in the particulars they are not staying.


    Fitted wardrobes(rather than built in), if they are good well done people will expect them to stay.

    If these are just standard units with filler panels to make them look fitted that can be removed and not damage structure then you need to decide if you want them with you and make it clear in the particulars.

    Some might see these as temp so they can remove and make the room bigger.
  • Unless they were very, very plain and did not take half the room up, I would not want the wardrobes. ((I know I would probably get them though).

    Everything else I would like you to leave.

    I don't intend paying extra for anything..
