    That could be one reason for delay. Another could be that the there is something wrong with the title to the property which the seller's solicitors are trying to resolve.

    As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.

    The seller is not in a chain

    and for now the situation has been resolved as we have the contract pack and searches have been requested.

    You say the house is empty. Is it a probate sale. If so make sure that probate has cleared and that everything is as it should be before you go any further.
