Hi

I am just too stressed about buying a house. Its now getting me down quite a lot.

Attempt 2 at buying a house, all is in place mortgage, solicitor ready to go... but its been 3 weeks since offer accepted and we still have not got the contract pack yet therefore no searches have been done. I have been chasing everyday 2/3 times a day for the past two weeks. going back and forth between my solicitors, EA even tried vendor's sol, couldnt talk to me about it....

I am utterly fed up now.... time is running out for us we are going be out of the place we are renting end of Jan and at this rate we may be renting again. Im soooo disheartened and am struggling to think why we are putting ourselves through all this pressure

please any advice on how to speed things up? Dont want to issue empty threats as i like to be honest however i am really close to putting a stop to all of it and decide to keep renting forever :(
at least with renting u know where u are.

I am going to ask EA to let vendor know of the situation and allow the vendor a week and if nothing happens next week i might consider what u suggested IHMH.

    thanks
  • they might be hoping to get a better offer and drag your offer out, you could be waiting for months

Why is your rental coming to an end? This may have a bearing on how you play it.
You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

possibly :( but house is off the market, its empty and the price has been reduced for a quick sale when we offered, we offered full asking price and was accepted same day. so i kinda dont know where its all going wrong. i thot with an empty house its in vendor's interest to sale it quick too .

Rental ending because we were stupid enough to give notice before exchange of house attempt 1 which fell through when all searches had been done...LL had someone ready to move in beg of Jan but negotiated with LL to move dates so we move end of Jan instead of end of Dec.

    its all one big mess!

You have to tell the Agent about your situation and make it very clear that you need to exchange by a certain date and complete by your move out date or you are renting again and the deal is off. You need to explain that it arises from a mistake on your part.

No point in pulling punches or not issuing an ultimatum. In general, I am against ultimatums, but that is where the party making the threats is laying down artificial deadlines. But in your case, it is not so much a threat as a genuine reality and you need to explain it to the agent in full. No point now in phoning up 2 or 3 times a day - it just sounds like the boy who cried wolf and I fear it may be damaging your case.

Why is the property empty? May have a bearing on the delay you are encountering.

You've still 8 weeks or so until the end of January. So time is on your side.

    Thanks

I explained our situation to the EA right at the beginning and same to our solicitors and they are aware of everything and our need to move fast.

You may be right in saying calling 2/3 per day may be harming our case, I thought they would get fed up and give me what im asking for, its backfired coz i have just managed to get wound up and its definitely harmed my phone bill.

I will try to call less often and will offer an ultimatum next week if nothing happens this week
