I will try to call less often and will offer an ultimatum next week if nothing happens this week
IOt makes much more sense to give the ultimatum now rather than let it hang another week.

You need to say 'unless contracts are exchanged by <date>, we will not be able to proceed because we will have to commit to another rental'. There is absolutely no point in letting it run for another week before delivering that message.
You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

You now need to press home your advantage and make exactly the statement I suggested in my previous post to the agent. And you need to make sure that you have told your solicitor in writing.

Do not waste another day letting the grass grow.

    Hi
but its been 3 weeks since offer accepted and we still have not got the contract pack yet therefore no searches have been done. I have been chasing everyday 2/3 times a day for the past two weeks. going back and forth between my solicitors, EA even tried vendor's sol, couldnt talk to me about it....

I'm a bit confused... if you're talking about the land and drainage searches.... you do realise they can take weeks to come through depending on the Council?

Honestly - if I was the Solicitor - I'd be getting pretty hacked off with being interupted 2/3 times a day over something I have no control over....

No, i was chasing the vendor's solicitors for the contract pack...which will then allow my solicitors to start searches.

    the calls were for EA.

the contracts have been received today and i will allow 5weeks or so for searches.

Doubly confused since theres absolutely no reason to need a 'contract pack' from the vendor's Solicitors to run the searches... your Solicitor can instruct the relevent council on the basis of the address/postcode...

really? when i asked them if they could do the searches without the contract pack the sol said they needed the pack to do searches, so thats why we have been waiting all this time!

have they made us waste 3 weeks for no reason? they also took the money for searches 3 weeks ago!

It took my solicitor 5 weeks to receive the contract pack and they could not start the searches without it because of it including plans of the property etc, very frustrating but unfortunately had to sit tight x
