Thanks! I'm not holding out a lot of hope with Christmas fast approaching, need to go back and make some compromises with our buyers mortgage almost through, not selling is not an option unfortunately

Ah, shame.

My experience of EAs fobbing you off like that without giving you a chance to beat the other offer, is that they either have a buyer selling through them (so multiple sets of fees) or a mate or someone who gives them lots of business (a developer) who has preferential treatment.

I certainly wouldn't have been happy as a vendor if the EA was preventing a potential auction by not getting back to you...

Yep I'm totally disgusted with the whole thing, so unprofessional!!

Rubbish estate agent, he should have come back to you regardless.
In same postion, we are not holding out much hope of much coming on the market this side of christmas, we want a small village so not a large area, although there is some lovley things at so much cheaper, like amazingly cheaper in the next town.
