    As a person who has just accepted an offer one of the offers was dilly dallying and not being very proactive and the other was on the phone asking what was going on. I went with the guy who was keen to get things moving. In my mind if they play it cool then they will drag the house sale.

    Thats really interesting. I thought looking to keen was a bad thing, thinking they would be holding out for more money

    It is for getting a lower price but not in securing the house, all vendors will have a bottom line anyway, and if you dont meet it a deal cant be done.

  • For me speed is more important that price so personally I would want someone who is eager. If people have time then they may hold out for a great price. Depends on the area and the people.

    We have just accepted an offer 7k below the bottom line just because the purchaser is in a position to complete really fast and does not have a property to sell., they have a mortgage in place.
    The property is empty and we are not buying. To us the fact that there is no chain is worth the reduction.
    Its not all about the best £££ 's offer when you are selling

    I've known sellers and buyers fall out over a £500 cooker when a £350k house price is involved. Wouldn't want to be the partner of such petty minded people as this sense of self righteous pig headedness would extend into the rest of their lives.

    In the situations I've described, vendor is happy and buyer is happy. Vendors will often price above what they will actually accept and buyers will initially offer below what they can afford. Everyone knows this.

    Of course vendor might have wanted more cash, but IMO the 'tactics' I used meant the vendor feels satisfied he's pushed my offer up as far as I can go. And the whole process only took a couple of days. No waiting over weekend or trying to look 'cool' about the whole thing. From the start I told ea we liked the house, but couldn't afford to go near the asking price (which as I said, was not strictly true ;) )

    Still heard nothing, gonna have to ring tomorrow, to get an answer so that we can either strike a deal or move on to something else

    Why not say you are going to view some more houses with different EA so need an answer as you are keen to move quickly

    Just an update everyone, didnt get the house, was outbid by a cash bidder by 7K, although I had to chase the agent in the end
