I am disappointed that you cannot give a direct yes/no answer to our question, I can advise you that I have received official guidance regarding re-couping the monies, I cannot be clearer than that.
I am also very disappointed in your attitude I feel that you have both let yourselves down badly.
In the view of the situation and the fact that I have important issues that I am facing at the moment and need no more stress, I request that you clean the flat thoroughly, making sure you clean the thick muck on the picture rails, windows cleaned/free of mould, the sellotape taken off of the windows, oven cleaned thoroughly and leaving the flat in a good clean condition ready for my decorators to come in and redecorate after you.
As stated William and I shall collect the keys from you at 12 noon, meter readings will have to be confirmed by us both, we would ask that you leave the heating on at 20 degrees, if there is anything else I think of I shall contact you.
In the meantime I would ask that we have your full cooperation regarding viewings, I will need a set of keys from you as explained in my last email so we can cover when you are not available to be there, I can arrange for the Estate Agent to come and collect from Chrissie or yourself over the weekend, if not one evening next week, please advise?
This whole episode had left an extremely bad taste in our mouths, but one has certainly learned a very valuable lesson from this experience.

Stick to your guns Stu, you are completely within your rights as a tenant. I think it's highly unlikely she would chase you in a small claims court because a) she doesn't really have a leg to stand on and b) it will cost her more than a months rent anyway.
I'm livid about the comment "in view of the situation and the fact that I have important issues that I am facing at the moment and need no more stress"..... how about the stress YOU ARE facing moving house at Christmas?! And a blackmailing threatening LL sending nasty emails?! :mad:
Take photos of meter readings when you vacate; I'd be worried about leaving the heating at 20 degrees if she disputes the meter readings, maybe just leave at 5 degrees so the pipes don't freeze (given it will be bleak mid-winter)?

My wife was climbing the walls last night we she read it, hence the part about handing the keys over to Haart, if they meet face to face again we'll be needing a solicitor for a very different reason.:)
I am the laid back calm one, I just think she's off her head.

We have received the following reply, it would seem we have finally gotten somewhere.

Without Prejudice
I have spoken with Haart Estate Agents today and have informed them that you will drop off the keys to the flat on 31 December 2014 to their offices in Hamlet Court Road.
I have been advised to take the meter readings, with photographic evidence and would ask that you inform my agents of your energy supplier/s enabling calculations & finalising your accounts.
As my earlier request, you leave the property in a clean and tidy condition including the picture rails, mould & sellotape from the windows, shut off/down the water just in case of any leaks or burst pipes.
Haart have confirmed that reasonable notice for viewings are 24 hours, and they shall give you as much notice as possible via, email, phone or text. I would request that you inform Haart of any dates you are not available from now until 31 December so they can schedule any future viewings around?
