Integrated Appliances in New Builds

Hello,

I am currently purchasing a house from Barratts and asked for a quote for integrated appliances. The integrated appliances are very expensive more than double what it would be to buy them from high street retailers. I have written to Barratts saying ok can you just install the housing units for the appliances in the kitchen and I will buy my own appliances. They have responded no due to design of the kitchen which I think is not a real reason for not installing empty housing units for integrated appliances. Does anyone else have experience of this because I feel like I am being forced by them to pay their prices which are uncompetitive but surely I am still as part of my purchase price entitled to the units without the appliances contained and at no extra cost? Any words of wisdom appreciated.

  • I was in the same situation, either buy from them or you will be left with a space.
    Cost me £600 to have an integrated washer dryer. But if I'd of bought it seperate it would have been £425, then I would of had to pay £50 for a door that matches the kitchen units. (£125 saving). But at the end of the day it will be there on my move in day and the plynth along the bottom will be continuous so had to do it. It will make my kitchen more stylish integrated.
  • I want a integrated fridge freezer and dishwasher and the difference in price is between £1400 and £937 which is not really pocket change. From looking up some appliance prices their mark up is between 79% and 46% which surely is in some way wrong to be charging customers such a mark up but at the same time not allowing them an option to shop around.
  • I had this same situation with Taylor Wimpey. The kitchen supplier would supply additional doors and plinths if I wanted to integrate my own choice of appliances. For a washing machine or dishwasher gloss door with handle it was around £100. Then there is the hassle and cost of installation. I decided it was easier just to pay the builder to integrate the appliances.

    Look in the show house to see if the hinges have the company name on them. Taylor Wimpey kitchens are installed by Symphony.

    I feel that is a little unreasonable..

    We are in the middle of purchasing a Redrow home and have the following for free:

    Cooker
    Microwave
    Hob
    Dishwasher
    Fridge/ Freezer

    These are all integrated and covered by the 2 year warranty.

    I have noticed that the bigger house builders (baratts & persimmon) give hardly anything with theirs.

    there kitchens are really easy to alter, I bought one a few months back, they are all individual cuboards
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.
  • A lot of the developers use manhattan kitchens and put a astronomical markup, TW wanted to charge me £70 per under cabinet downlighter and manhattan sell them for a tenner

    Yes it is - I know this as I'm currently in the process of buying a Redrow home and they are included as standard. :)
