    we have [almost] sold our house and although the EA said it wasnt necessary we have had our boiler serviced.

    It hadnt been done for about 3 yrs prior to that.

    Actually, it is my structural engineer's report on my house. The would be buyer never got to see a copy of it, because he didn't go through with the purchase.

    Now, your yearly bolier service has cost more than my report over the last few years. The difference is, my report will be useful and can be used with the new buyers. So let's get back to talking about boilers rather than strawman/red herrings.

    @ £65 a go , i think not , but then i care about the health of my kids and wife so money of that amount , matters little to me in any event

    A chap I know well is a gas engineer and even he says modern boilers don't really need servicing every year.

    Not everyone has a modern boiler , do they..

    edit to say , if you dont get a new boiler serviced , you wont benefit from any warranty

  • We sold our's 7 month's ago, the house was empty for a month or so and it had a smell, turns out it was a very small gas leak. This was discovered by the gas man when he pressure checked the system and serviced the boiler.
    We did not need to supply certificate for house sale.

    A lot of landlords don't get the boiler serviced annually - they have no legal obligation to do so, just to get a gas safety inspection done every year. The fact that they can pass a gas safety inspection without having a service done indicates that there is nothing inherently unsafe in not having a boiler serviced annually.
