I think your house is lovely too - do you want to come and decorate mine? I had problems with my EA - and posted on here that no one had been sent round even to view my house - its really disheartening isn't it.
However....it was all a matter of time and last week, someone came round (via EA) and said that they had made their mind up even before arrival as they loved my bathroom from the pictures - and full asking price too!!!!! I still obviously have my fingers crossed it all goes through ok but I'm sure a buyer will be out there who will love your house as it looks immaculate.
Have you tried an "open house" event to get a sense of panic amongst potential buyers?0 -

It depends how desperate you are to move? I held out until the right price and buyers came along and then you could almost have put money on it happening as two buyers came at the same time!!!
If you have seen a house you really want and can afford to take a drop for a quick sale do so.

yeah will agree with you there, I'm confident that someone out there will want. but my wife is getting alittle dis heartened with the whole process.
we have a private sale after following some great advice on these forums, we leafleted the houses we like and someone called us, we have agreed a price and he's not going to put the house on the open marketwhich is lucky for us because i think it would be snapped up straight away. the vendor is buying some land with a bungalow on it, but the bungalow had just had a 6 month rental lease taken out on it so he had to wait until that finished so he could sort it out with the guy that owns the land. this suited us perfectly because we hadn't sold and of course we didn't have to rush. I just want to maximise our chances of attracting the right people.

hi thankyou, yes spent many a hour after i've finished in the office working on it, shame really that we have to move on because when we were decorating it we certainly wanted to have the best quality of fixtures just so they would not looked won or tired after a couple of years.
the open house idea is a good one actually, I think i may well talk to the EA about that, wouldn't know where to start with it but i'm sure they do, actually running that through my mine sounds a very good idea, it would certainly beat rushing home to look after the kids when i get in so my wife can show the viewers round in peace (we can get it all done in one day).

yes i tried a picture i just couldn't get it without it looking cramped, strangely enough only one person has said that kitchen is too small, it certainly was something that we thought people may be put off the house by.

Can you de-clutter too much? I don't get any sense of a 'home' here
The stark black/white, chrome fittings and the abstract acrylic art puts me in mind of 'style' hotel like Malmaison.

I think your kitchen is very smart, fresh and clean. You really should market it as a plus not a minus. People don't need a huge kitchen, just a workable one, which yours clearly is.

Thats what I think too.
Your kitchen is lovely, not huge but I for one don 't want to be stuck inside a kitchen all day looking at a sink and cooker!
Everything seems well laid out and plenty of work surfaces with an up-to-date appearance.
Wouldn't put me off if the rest of the house/location was right.0 -

I'd have your house in a shot if it were the right price. I really don't get it. I actually think it's the sort of house that people would pay a little extra for. If people don't like your decor, they won't come in the door. Even so, it may appear quite individual but if you look at the f&f's you have neutral colours and natural materials. Anything that might frighten someone is going.
I think you need to get very comprehensive feedback from every viewer. What you jave is a bit too wishy-washy and by now, you should have quite a consensus. Be religious about chasing the agent if they don't come back with feedback on day 2 after a viewing. tell your agent not to be scared of insulting you - we're aiming for a sale here, it isn't a popularity contest!Everything that is supposed to be in heaven is already here on earth.

thanks for the replies so far, the replies so far about the kitchen has made us happy, but as only one viewer has mentioned the kitchen I knew that it wasn't a problem as such, well maybe not as much as we first thought it would be.
danceinthedark - my wife agrees with you, she certainly doesn't want a huge kitchen on the next house (cleaning for one) and she cant wait to get out of it. plus the actual expense of doing it up, my mum and dad have a large kitchen and the same old oak units have been in 20yrs plus now, dad got a quote last year and all the units worktops etc inc fitting would come in at just under 30k!!! to me having a big space and then filling it with cheap units would really be us, i'd rather be able to do it up with the best quality i could.
amcluesent - those canvasses are oils not cheap acrylic prints, we thought they would add a splash a colour to what would be a very neutral room otherwise. After listening to advice on this forum I personally think it has really helped the rooms feel warmer.
doozergirl, I love your advice, your've be very helpful over the last few months on the sale of our house, i'm going to be handling all the details with the EA now and will instruct another one tomorrow, he's going to see if he can do us a couple of floorplans as well for rightmoves and the detaisl to send out.Listen to what people say, but watch what people what people do!!0
