i've stuck my house details up before and picked up advice to spruce it up and make appealing to people, had two sales fall through due to various reason. just about to change EA (well one of them) and employ a new one. but out of both EA's we have had 50 people round... and 2 offers.
is that good? feel fed up now..... I don't know where were going wrong all the ea's all have said that the price isn't wrong because you wouldn't be getting people through the door. perhaps it all comes down to price, location is perfect, close to rail station, town etc, links to london only 40 mins away.
it may not be the biggest three bed house but it really needs nothing doing to it for a while.
basically just a rant really, we have until august/september to find a buyer for ours, we have a private sale on a house that we like, our vendor wants to buy a slice of land to build on.

if you hadn't had any offers then maybe you could say price etc. but if you've had offers but chose not accept them then there isn't much more to do, people will only offer what they feel it's worth. Did they not come back with higher offers (and why did you reject/what reasons did they give for making a lower offer?)0

with most people, its either the garden, or bedrooms too small, and yet we thought it would be the kitchen that would turn people off due to the size.
not sure where to go, both me and the wife are feeling down and frustrated with it all now.... were only moving because we wanted a fourth bed for our youngest and we of course have seen this larger house in a good area.
looking on rightmoves at the competition there are houses that had sold when we put ours on the market and all of a sudden are back on the market, things are moving, but a bit slower than what they were.
i think our main problem is that you can get a 4 bed for the same price as ours, but i thought location was important if not the most important thing to look for when buying a house, i think price wise its alot (296,000 for a detached three bed house in essex) but then there are others that are similar price wise and have not been decorated to a high standard, cant work it out.Listen to what people say, but watch what people what people do!!0 -

yeah i appreciate that but surely it can't be that far off price wise, and more people would put offers in.

people have mentioned the rooms small but there n the rightmove website and also the particulars that are sent out, i cant understand it or maybe thats just an excuse to get the EA off there back. next EA were going to use is one that incorporates a floor plan.Listen to what people say, but watch what people what people do!!0 -
It could be the Estate Agents, We had our house on the Market for a month with a independent state agent(no big chain) we must of had about 20-30 viewings and not one offer, although when the people was viewing they was saying the rooms were small, and was asking us how much it was, getting fed up with this, we spoke to the estate agent and asked whether they was vetting the people they was sending round, as we thought they were sending round the wrong people, after someone parked on our Driveway, and turned up about 30 mins late, we had had enough and terminated our contract, put it up with a different estate agent, and had 7 people through the door and 5 offers. And sold for full asking price..
If it isnt that, it may be the type of house, to me with a family of 3 of us, the house would be simply too small, dont forget it is above the threshold, so maybe offering to pay the extra 2% stamp duty will help potential buyers.
Also, with a lot of new builds, the houses are overlooked a little in the gardens, maybe if this is the case put up some trellis or something.0 -

I think it's your price stolt. The fact that you have had so many buyers indicates that people like the look of the inside as much as I do (I remember having to stick up for the decor last time you posted!).
When people say that rooms are too small, it is another way of saying it is too expensive; people are expecting more space for the money. Perhaps location does not take priority over space in this circumstance.
With 50+ viewings you're doing something right - that is, without question, the decor. It's drawing people in. On your second estate agent, you're running out of things to blame. It might be that people are intimidated in making cheeky offers because the house is, frankly, immaculate.
Everything that is supposed to be in heaven is already here on earth.
