    House looks stunning! Rooms are definitely not small, as your smallest bedroom is only 1ft smaller than the master bedroom in new build flats/houses!! It's similarly priced to others in the area and much better presentation.

    This leads me to think it's the EA that are not sending suitable buyers round, and rather just people who want to have a good nosey!! Maybe even people who are selling their own house and want to know how to lay it out for buyers!

    I would change EA. I don't like Lewis Knight's web page either, as it has a lousy lay out and searches aren't very clear.

    Doozergirl has echoed my thoughts more or less exactly. It's a great house and apparently in a good location, I would guess the only reason is not selling is the price.

    As you have said the garden is a bit small, and for this much money it's likely to be a family house. If i was paying that much money i would want a bigger garden. For 20k less you can this http://www.rightmove.co.uk/viewdetails-7933899.rsp?pa_n=15&tr_t=buy
    which isn't that far away from the station etc (though i dont know the area well) and has a bigger garden although not quite as big inside.

    yes they are gabions, well my take on gabions, I built them myself, been wanted a pond like that for years and finally got round to doing it a couple of years ago, wanted to have raised flower beds like it too, but never got round to it.

    thanks for all the replies so far, and the kind comments as people have said the rooms look nice everyone has said that when viewing and that it's there kind of style etc but frustrating that we don't get any offers, forgot to mention that we had another couple round the wife loved it but apparently the husband wasn't feeling it, so they decided not to progress further, even though the wife did put pressure on her husband to try to like it for her.

    It does feel like were running out of things to blame, one of the estate agents (lewis knight) has to show people round but our understanding was that if it was me i would like to be shown round the vendor, we were once shown round by the EA to a house and it was the first time he had been there and he didn't have a clue !


    dozergirl - tiles came froma local shop to me, but I'm sure tiles r us had something very similar when were looking.

    I've sent a letter off to ERL EA, giving them two weeks notice and were going to try another agent, I agree that it has to be the wrong sort of people round, it is true that we have had people round wanting a four bed, or a bigger kitchen, but then the measurements are there for all to see on rightmoves and on the particulars that are sent out, when we look at the house we look at them and make our decision including those figures rather than goign to see the house and then making a decision about it.

    I think one of the problems is that there isn't really any space to build out on so even if they wanted to buy it to extend, there really isnt the room to do so maybe apart from the back of the hosue and even then i think only a conservatory would be ok.


    ERL EA said that we had just over 1000 hits on rightmove which he has turned into 20 viewings with the rest of the viewings coming from john lewis.

    I've also been looking at the competition and didn't spot that one, although I did notice that the 3rd bedroom is only 5'5 wide and that it doesnt have it's own dinning room, but i suppose when your on a budget then money does talk and they might be rooms that will be scarificed. I think especially in rayleigh alot of these new estates are becoming alot more busier than the traditional streets and thats maybe why some people get put off by them.

    that doesn't look a bad house for the money though.

  • I probably had that many viewings when I put my house up for sale ( a smallholding in Wales). It was on the market for 3 years and in that time prices shot up so ended up selling it for £65,000 more than it started at.

    It depends how desperate you are to move? I held out until the right price and buyers came along and then you could almost have put money on it happening as two buyers came at the same time!!!
    If you have seen a house you really want and can afford to take a drop for a quick sale do so.

    I'm sure putting a for sale sign up lures all sorts of weird people out of the woodwork, I'd say 90% are carpet treaders out to waste your time.
