A glance at Nationwide data allows me to quote "both" occasions:
1971: 20.73%
1972: 42.42%
1973: 23.96%
1978: 27.93%
1979: 30.58%
1988: 29.06%

He said the early years of the previous boom. I.e. 1997 onwards (unless you have suddenly altered history?). You should try glancing at what Hamish wrote, rather than rushing in.
We didn't, we had 2 in the early stages of the last boom.In the early stages of the last boom we had several years of annual HPI somewhere between 20% and 30%.
Just love how you will do almost anything to back Hamish up, regardless of how far you need to twist things.
As you said only yesterday when a poster was doing this to you.... "It seems a bit perverse to twist what I said and then disagree with that".
