            And why had none bought? I am having ample viewings too, but would rather have a couple with offers!
She told us she had 2/3 offers already a little under the asking price but with so many viewings booked and so much interest I think she was giving it a few more days to see if anyone offered the asking price. A few days it was listed as sold stc, so a successful fortnight on the market for that seller. Location was perfect for us and I wouldn't have minded the updating required but I really want something bigger, so seeing 2 houses round the corner today that are new on this week.Don't listen to me, I'm no expert!0 -

Assuming your house is OK inside, and it is not a niche market, to me the lack of viewings suggests that the price is too high.
I agree with seven-day-weekend - IMHO the number if viewings/offers not only depends upon the price etc, but also if it's a niche market property. Two years ago we were selling our very quirky, large-ish house in Essex. It had originally been built in Tudor times, then dismantled in the 1930s and rebuilt in a different part of the county with Arts & Crafts additions.
Whilst it was once surrounded by landscaped grounds, the land had been sold off and it now had multiple modern bungalows for neighbours. Internally it was crammed with extremely unusual original features and had been re-furbed by us to a very high standard.
Despite this it was the polar opposite of what buyers in the area were looking for (a modern, low-maintenance small bungalow) and we knew we'd struggle to sell unless priced very realistically. We also knew that most viewers would probably just be being nosey as our house was a bit of a talking point in the area
We told our EA we wanted a quick sale (and proceedable viewers only) and that we were resigned to losing money on what we'd paid three years earlier as we needed to relocate due to the failing health of our parents. Within the first two weeks we probably had five viewings, two of which were time-wasters, one made an offer (but had yet to put theirs on the market) and one made an offer close to AP that we accepted.
At the end of the day it only takes one serious viewer to make an offer, but if it's a standard type house and the viewers should be, but aren't coming through the door, it sounds as though the price is too high

            Price- too high? have you checked online for sold prices of similar properties in the area?
Area- stagnant?
Time of year? consider taking it off the market til the Spring. A house that languishes for months on RM without selling is not going to look good come the peak time next year.
Did you get feedback from the viewings?

            Everyone finds and sells houses on line now that's why Rightmove is so popular.
I don't think anyone walks into an EA anymore and asks for particulars do they?
Actually they do, around here at least. I was very surprised when I had my bungalow on the market last year when my EA told me that virtually all the viewers called into the EA for the details before viewing. I didn't do it once when looking for a property to purchase.
A lot depends on the area and the demographic of your potential buyers. The ahem, 'mature' buyers, seem to be more likely to actually visit the EA in person.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

            A rough guess would say that it's coming up in the price-band and numbers of rooms people are setting up in their searches, but once they see the photos or the actual location of the property they decide it's not for them.
