    Thanks again for all the responses. Today's posters were much more civilised and that is much more the spirit of what I thought this forum was about. Help and advice for anyone either letting or renting a property.

    Maybe if you read them again you'll realise that apart from one they were just being 'to the point'. Often people are posting on their phones for part of the day and can't write much. A lot is that you were possibly expecting people to agree with you and give you advice on how to approach your tenant so you were taken back, and perhaps you also read them with a harsher 'tone' than they were written with.

    No-one has accused you of constantly visiting your tenant or interfering with their enjoyment of the property, from what you say you seem to put a lot of effort into keeping them happy and have a good relationship with them. People just used examples of landlord's who wanted to dictate how they lived in their property and the impact it had on the tenants' lives, such as regularly coming in unannounced, so that you could see the impact from a tenant's point of view. Writing a letter to your tenant about his cleanliness could really be detrimental to your current good relationship and no-one wants that. Especially as the property was fine at the last inspection and there's no reason to think it won't be at the next.

    I hope it works out and that you are happy with the end result, whether it be continuing to rent the property or selling after the fixed term has ended.

    I got the impression that you'd had one inspection at 6 months and were approaching the end of the first year, and thought it was possibly a 12 month fixed term. That was probably more assumption on my part than anything else. At least that means you're free to make a choice at any time about whether to continue letting or giving the tenant two months notice.

    ok, I'm well and truly told off in all ways.

    For anyone reading this post first (why?), please read the thread from the beginning, but I'd like to congratulate bjbyorkshire. They asked for opinions and initially got some quite negative ones. That's not unusual on this board, but rather than assuming all the independent Money Saving Experts were wrong, bjbyorkshire seemed to take the comments on board in the spirit they were intended. Well done!
    Note: Unless otherwise stated, my property related posts refer to England & Wales. Please make sure you state if you are discussing Scotland or elsewhere as laws differ.

    It must be hard renting the place out in such circumstances.
    You will need to distinguish between someone who's house is not as clean and does not maintain it to the standard that you would like/want to live in vs someone who really is not taking care of the property and is actually damaging it due to not cleaning.
    Positive signs are that the tenant has been there for a while and is paying the rent on time, they also informed you promptly that there was an issue (which suggests they are behaving in a decent manner).
    Cons- the place is dirty/dirtier than you would like.

    You can either continue the tenancy for now, serve notice and try and find replacement tenants or serve notice with a view to selling/moving back in. Those are your main options at the moment as far as I can see.

    John can I suggest that if you post you actually read the whole thread.

    The OP has no mortgage, the house belongs to her deceased daughter.

    I would think anyone would understand she has more emotion tied up in this house than most LL. I agree it's a buisness etc but just read the whole thread!
