    thanks all.

    I was told many times, at different levels, that this order had to be cancelled by the instigating party - ie our buyers/BT

    However, after a certain degree of stroppiness on my part, & me calling BT up & stropping at them too, they finally have agreed to cancel the switchover to BT. I've written to both companies too, re-iterating the situation

    I can't believe that it has been this difficult. I have never agreed or colluded in the request to switch the line to BT. This was done entirely by a third party, with no agreement or knowledge by myself

    The property fully belongs to them from the date of exchange, not completion. They just don't have the right to occupy it until completion.
    So, legally, I don't see how you can prevent them from doing what they want after that date has passed. Al you can do is complain 'strongly'!

    I'm not sure I agree with you about them owning the property from exchange - as I understand it, they're just legally obliged to complete at that point.

    regardless of that point however, we're not even at exchange yet, nor likely to be on 21st. the house will still be fully in mine/hubby's/bank's ownership.

    Absolutely not the case. If they fail to complete, there is no legal work required to revert the title, so it is fair to conclude that the title does not transfer at exchange.

    All that happens is that the buyers have a right to purchase on completion day. There is no legal basis on which buyers can interfere with OP's contracts.
    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

    Since no money has changed hands, they 'own' nothing. Next, your complaint was with Sky. As their customer, you would (should) have been asked whether you were prepared to relinquish your line to permit the takeover.

    The fact they did not, nor were prepared to do anything to prevent the hijacking just shows what a crackpot bunch they are. No third party can end your arrangement without your consent - I'd be seeking a modest amount in compensation from Sky for your wasted time and effort to resolve this, due to their incompetence.

    So why is the purchaser required to insure the property from the day of exchange? As I understand it, if it burns to the ground between exchange and completion, the purchaser still has to proceed (and pay the balance owing) or face being sued for breach of contract.

    You are right about the purchaser being required to insure from the date of exchange - and the reason is indeed that if the place burns down, the buyer is still committed to buy it on the day. But that commitment to buy falls far short of ownership. It certainly does not confer any rights whatsoever to interfere in the provision of services to the property nor in any contracts.
