lodger problem - landlord using deposit.

    Yes, of course there is a risk of accidents and breakage/damage, thats what a deposit is for. If you damage something and don't want it to affect your deposit you put right what ever is damaged or replace it.

    As a homeowner I would feel pretty mean to charge for this. If the whole surface of the hob had been badly marked it would be different but I still would not charge over £300. My new hob cost about £200.
  • I think the LL is being rather unreasonable. Its a tiny mark, I am certain it is only apparent in certain light. Its not the whole hob.., and the hob, while new was not new that day.

    I would advise going to the CAB, if you are having problems with your deposit at this point, for such minor damage, I hate to think what will happen in 3 weeks when u try to move out. Find out what happens to deposit, claims against a deposit if you are a lodger.

    And if you don't remove the stain, find out what the legal options are for you.

    If the CAB isn't an option, I'd put a phone call in to Shelter.., in fact they might be more able to advise.

    Best of luck.., personally I would try a tiny bit of vinegar or bicarbonate of soda on a small back part of the rim.., cautiously, then same again using more pressure if no untoward staining occurs. Its the technique I use on my bright shiny stuff (after a disaster losing all the shine on part of an oven).

    But no way on earth I would accept losing most of my deposit for such a minor mark. I am pretty sure a Judge would laugh them out of court, but of course, the judge might be having an anal day too.., so there's no certainty of that.

    The Landlord is asking for the full replacement cost of the 2 week old hob.
    If you cannot remove the mark and the LL wants the full £380 I would take the rings, burner heads,burner covers,burner cast irons,control knobs.
    You have been charged for the full cost of the hob so taking the easily removable parts and selling them on ebay will help to offset the costs.
    You need to get your deposit back before you leave the building and hand back your key.
    The Landlord can then either order a new hob or get the parts! as he has your £380/400
    Hope you can get this sorted and I still do not understand why if you are a lodger that the Landlord does not need to protect the deposit!!!

    Because lodgers don't have the same rights as tenants. However all my lodgers have received their deposits back in full .

    Get some Bar Keepers Friend to clean it with. I used this on my new stainless steel sink, which had some toilet cleaner poured down it and the sink was badly stained as a result. Normal stainless steel cleaner just didn't work.

    It was recommended by the manufacturer - got the stain right off, brilliant stuff.
  • A stain on stainless steel. Surely not!!??

    Baby oil was suggested early in this thread and as silly as it may sound it's been used for years on new stainless steel on such items as lift interiors and doors. The Bosch stuff I assume is the same as we got in a little pack with our new hob and it was magic. My wife really raved over it so it must have been special.

    Whatever you do use to get that clean (and I'm 99% confident it will clean off), do any rubbing with the grain and not across it. If you are resigned to having to replace it, don't be afraid to get angry with it first. If the Bosch cleaner doesn't work, move up the scale a bit. I'd try a mild scourer or similar. Is it definitely a stain and not damage to the grain from rubbing

    I used Cif Oven Power Cleaner Fume-Free

    Reading the instructions on it, it does say not to use on aluminium. I however was not aware of what the surface was made out of.

    I was told to make it super clean (how it was before cooking), and was given wipes and told that her partner who cleaned it earlier that day used something other than wipes but she did not know exactly what.

    Despite asking her what else was used, she didn't tell me, yet still wanted me to make it super clean. I wish I had not bothered cleaning it, however had I not cleaned it, I would have faced her wrath and probably been asked to leave.

    I gave them a damage deposit. If I caused £380 worth of damage, I would pay up £380 without causing a fuss.

    I don't believe I caused £380 worth of damage, and its hardly fair that they decide the amount and I don't get any say in it.

    As she was unable/unwilling to tell you what her partner had used, her complaint against you seems all the more unreasonable. When i got my new kitchen last summer, I was concerned about which products to use and managed to slightly damage a tray from the oven. She should have asked him what he used.
    She seems to me unsuitable to have lodgers at all.
