  • I think the LL is being rather unreasonable. Its a tiny mark, I am certain it is only apparent in certain light. Its not the whole hob.., and the hob, while new was not new that day.

    This is what I saw when I went home yesterday and noticed the mark had gone. I assumed the LL had somehow cleaned it off so approached the LLto find out, and they too were surprised that they also couldn't see it. Due to using the hob during the day, it looked like the stain had gone, but after giving it a clean and wiping it all down, the stain reappeared.

    I thought for a moment I would be saving £380. :-(

    but if you dont return the key and tell them you have it, the LL claims that you have not given up access to the house, and sues you for rent until the day you give it back,

    and if you claim it is lost on the day you move out, they can instantly order a replacement and bill you for it (including getting the locks changed as thier house is now not secure).

    Just because you think they have done something wrong does not mean they have, taking matters into your own hands will only result in you being worse off.

    As everyone has already said, if you feel aggrieved, take it to court and let a judge decide, but in this case the £380 would be the least of your worries after court costs were added.

    Thank you for the feedback. I was worried that would be the impression I give out with my suggestions. I have done nothing to upset the LL, I had only been in the property for 2 weeks, and they have no problem me staying as long as I need to. They are quite amicable when they see me in the house. Obviously I am not voicing my distaste to how they handle things, as I don't like living in awkward environments. Because they have the deposit to cover the hob stain, they are not actually upset

    The LL has already essentially told me that their requests/demands are not up for discussion and what they say goes. Only because of their behaviour have I started looking at alternative ways of getting back what I am owed. I agree as an adult in this world, this is not how one should act, and on 99% of occassions, the LL wouldn't be so unreasonable that these thoughts would even enter my mind.

    I appreciate that you are taking the time to write on here, and you probably think I don't really deserve anything back for not listening to your advice. I am telling you now that I am not taking them to court, I dont have the time, energy, money etc to do that. I have got nothing in writing about my stay, its just a simple ad of the internet that I responded to, its not like I went through an estage agents or anything. I have no evidence of being allowed to stay there, and they have no evidence that I have a key of theirs, so sueing me for rent money will be fruitless from their part also.

    I hope I am able to fix the stain, but if I can't, and if the LL won't even listen to how unreasonable they are being, then I either be weak and let them rule everything and I do all the chasing (and very likely inevitably just lose the £380/£400), or alternatively I could try do something good in this world and not allow greedy bullies to just take what they want.

    Hopefully the Bosch product will arrive tomorrow, if so I will update then.

    Very good idea, thank you. I shall do this. Although hopefully if cleaned, it will not be necessary.
