Just looking at what's been permitted around my way, the 1st floor extension over kitchen would need to be done as a dormer with peaked roof at right angled to main roof line.

Must you have a 4th bedroom? Any space created upstairs, I'd be thinking on en-suite for the master bedroom, keeping to 3-bed with family bathroom.

As long as I didn't loose any room space the roof doesn't bother me (as long as it's not flat)

I just thought that a 4th bedroom would add more value in the future if we came to sell, plus it would mean all 3 kids could have their own room.

Would this work? Or are you not allowed to put a window overlooking someones house? (The bathroom would have this)

Any window in the bathroom or the bedroom will be looking straight at their wall. Do you really want that? Also you should not be able to see directly into one of their windows from your new one.

    Cheers

They have no windows on the side of their house. The Bathroom window would be frosted (obviously) but the window in the new bedroom is the old bathroom window as well so I'm guessing it would have to stay frosted too? you can't see into their windows from the current bathroom window. Only their driveway.

Thanks. So it would just be a case of looking at a solid wall from your own. I suppose if they are frosted anyway then its no big deal. Won't let much light in though. :D

Just looked outside and the current Bathroom window currently looks at their wall anyway so no biggie :D

Would just be whether you'd want a bedroom window looking at the side of their house. I'll ask OH his opinion :)

Planning/regs would certainly dictate it was frosted, but many replace with clear later, neighbours permitting.;)
I like the thanks button, but ,please, an I agree button.

Will the grammar and spelling police respect I do make grammatical errors, and have carp spelling, no need to remind me.;)

Well I've contacted 2 builders, just waiting for a callback now. Hopefully it's not stupid money and we're able to go ahead with it :D

I've had 3 builders come round so far. The first one sounded like he didn't know what he was talking about and was just nodding at me when I asked questions. Hasn't given me a quote yet either even though he said it would be yesterday. So He's firmly off the yes list :rotfl:

Another came round yesterday and sounded like he knew what he was on about which was nice to hear. He mentioned about doing it all in Timber which would be quicker to do. He's quite busy at the moment so going to have to wait a week+

The last one came today and sounds very good (I'm guessing he's going to be expensive if this is the case) He's also doing 2 more extensions on the street. 1 in November just round the corner and the other in the new year opposite us so I'll get to see if he's as good as he seems :)

The only downside is though that the amount of work that would need doing he said it would probably be better for us to move out for 6 weeks and they can just blast through the house.

Has anyone done this before or did you find it easier living in a few rooms while the builders came in? He said obviously if we can't move out then that's just something that happens but it would take a little longer than 6 weeks. I guess we'll have to see what his prices are like.

I talked to my parents builder friend and he said the going rate is £1000 a square meter round here so if that's the case we're probably looking at around £30k which is doable :)

Good idea to look at similar work :)
We were estimated 12-15 weeks for ours and its gone over quite a bit. Our neighbours started about 6 weeks after us and are almost as far on as us, the difference is that they moved out and we didn't. Living in the house while they practically knocked it down around us hasn't been much fun (read dirty and frustrating) but we didn't have much choice financially. I would have seriously considered it if I'd had a young baby though.

It would mean moving back in with my parents    Not sure If I could last 6 weeks. If I didn't kill my mum, I'd definitely kill my sister. :rotfl: But it would mean the builders could crack on and we get the place finished faster and can start living quicker. Just wait to see what price he comes back with I guess.
