Fixtures & Fittings - Extra Costs

When we had an offer accepted on a house we want, we knew that we would incur an extra cost due to some of the fixtures being left behind (if we wanted them).

I've now had the costing of these items and would be gratful if you could take a look and tell me how much you would deem reasonable.

I can appreciate you don't know the property and exactly what the items look like and obviously the condition but if I say that all the items will be in v.good condition and well looked after.

OK time for The Price is Right ! :p

Ceiling lights in 8 rooms, mainly just normal light shades but a fancy modern thing in the lounge and kitchen (probably from NEXT).

Curtain rails and or poles in all rooms, prob 10 rooms total.

Blinds in conservatory. Stndard beige coloured blinds in your standard hexagonal shaped conservatory.

Curtains/Roller Blinds - Curtains available in 4 rooms only and roller blinds in 3, all of good condition. All modern style curtains, nothing to fancy but not the cheap stuff either.

How much you reckon?

Light shadles are worthless, people change them anyway. Fancy things, you may either like or not. Say £50

They should be included. What did the list thingy from the seller say? I would blow my top if someone suggested taking them.

Cost could be quite high, but what are they worth to the vendor to take them? Say £100

Say £100, again you may want to remove them anyway.

Hmm £250, not worth them asking for really.

    Thanks phead.

So we have £180 and £250 thus far. Anymore advances? Do I hear £300 at the back there?

p.s Curtain poles on the official fixtures & fittings list were classed as "May be bought"

Other than the conservatory blinds, would you actually want any of this stuff? I'm guessing they've come up with a ridiculous figure...

I'd offer £40 for the lights in the kitchen and lounge; remind them that if they wish to take them they will have to ensure a standard rose is fitted in their place. Wouldn't pay anything for the shades.

rails and poles. Forget, tell them to take if they have a use or you'll be grateful if they leave them. Don't pay for them to be left.

Do you want the conservatory blinds? I'm may take a punt that they'll leave them anyway, what's the chance of them fitting in their new house.

Curtains are difficult - do you like the colours? If so it may be worth £50-£100 each, if you don't really really like them then don't buy them. roller blinds should be left chances are they won't fit anywhere else.

Problem is that you want the goodwill for them to leave things they don't want.

If you dont really like any of it, tell them you dont want it.
Insist any damage is made good. You may find they leave it anyway, as it is too much hastle for them to remove and make good. In all probability it is going to be of no use to them or they would take it anyway.
If you do want it, just make an offer thet you want to pay.

Second hand F&Fs have a "car boot sale" value - effectively worthless. It doesn't matter what was paid for them - the test is, what would they fetch in the classified section of the local paper or "a car boot sale".

    Been there ... done that .... :)

Maybe its me but if the option was either pay for it or they take it all, they could whistle for the money. I'm really particular about my home and I could do without taking the time to put it all on freecycle. You're doing them a favour in keeping it all imo.

I'd pay nothing for those items.

They either will fit their new house or a close/friend relatives house so they can take them, or they won't fit anywhere so can will leave them.
    I'm not cynical I'm realistic :p
