Discouraging viewings after offer accepted?

Davesnave, you did the right thing and "moved on with life" :) (which is what we are doing too :) ). We will stay in the same city.

Active is great and you are now in a lovely part of the country. Glad that you sold that last bit of garden - hope that it made you a nice sum.

We will definitely "encourage" a quick survey: would be nice to see a little commitment as early as possible (assuming they have a full survey - which is £1k+)

You see, if a vendor continually made excuses about a third viewing, then I would probably be getting suspicious or plain irritated!

Surely if your buyer gives a reasonable ..er.. reason and notice that they would like to visit, what's the problem?

For the record , we're going for our 2nd viewing (to view F&F) tomorrow (our offer was accepted about 7 weeks ago)...

I would be getting annoyed at the 3rd request for a viewing UNTIL after contracts have been exchanged. 2 views should be ample for someone to decide whether they want to make an offer and after that they should be fully committed, so I wouldn't expect them to want a 3rd view until after exchange (OR if the survey threw up something unexpected; another view would be reasonable then). Otherwise I'd assume I had a 'wobbly' buyer, and a young FTB bringing their Mum would worry me even more in the 'wobbly' department!

We took our parents round before we put an offer in, don't really see what's wrong with that to be fair. Certainly doesn't make us 14, but we are still relatively young FTBs (23 & 24)

It was a big decision and we wanted the input of people close to us who have been there and done it. We probably wouldn't do it next time, but who knows how we will feel. We viewed our house 4 times (twice before offer) in total.

Hi Pops, I think 2 views before an offer are fine, and bringing your parents or any adviser with you on the 2nd visit is reasonable. But - and this is a genuine question, not me being rude - why did you feel you needed to view twice more after that? I'm genuinely interested to know - as a vendor, I would just be really worried you weren't fully committed...

I'll explain why we did three. One viewing with adult DD to suss the place out, second viewing with DW to give it a more thorough going over, third viewing with two builders in the family to pick up anything we missed.

    Who needs surveyors? :D

There was a fourth viewing as well at the request of the owner, after exchange, but we also checked that the 10 tonne lorry had gone before that when we were passing! :rotfl:

Good idea about bringing builders - much better idea than bothering with a surveyor IMO. Those are good solid reasons for viewing, and I would feel confident you were a serious buyer. But all this vague coming round 'to measure up' etc, and bringing Mum, Nan and next door's cat to have a gander, that's what would annoy me!

Accepted their offer at the beginning of the week and have accommodated two viewings from them since...

It's good to view a property at different times of the day. In the evening most people are not at work so if the buyers visit in the evening they'll be able to see how quiet or noisy the property/street are! Day time/night time visits to properties can have very different vibes. A buyer should always take this into account.

Well, once afterwards was for my grandparents really. My granddad isn't very well and at one point we weren't sure if he wouldn't be completely house-bound by the time we moved in and he was adamant he still wanted to be "involved" and to see where his granddaughter would be living :) I explained this to the Vendor and said it was totally up to them if they were prepared to let us come again and they said absolutely feel free. I'm very happy they did as it meant a lot to my grandparents (even though he couldn't manage the upstairs).**

The last visit was a quick in and out jobby to take a couple of measurements. As we were FTBs we had pretty much zero furniture and needed to know what space we had available for shelves, fridge etc.

We did explain to the vendor with both visits what the purposes of them were and kept them in the loop. I don't think they doubted our commitment for a second, throughout the entire process we were organised and efficient and got things done ASAP. Whenever we received forms and paperwork we had them dealt with and physically dropped them back to the solicitors office within 24 hours of receiving them, so we were never lagging behind or needed encouragement to do anything. Personally I think they were quite bloomin' lucky to have us :P especially on completion day when we completed all the paperwork at 11am and they still weren't out until 6pm, despite it having been OUR house for 7 hours!!!

**Just for the record, and I do appreciate you said you weren't being rude, but if anything surely this made us look emotionally invested in the property to the Vendor?! I certainly wouldn't bother dragging my poorly Papa around a house I was having second-thoughts about!
