Discouraging viewings after offer accepted?

Anyone got experience of buyers wanting many viewings after their offer is accepted?

Accepted their offer at the beginning of the week and have accommodated two viewings from them since... You sort of think that you agree a sale and then get a break from viewings.... Obviously, until exchange of contracts, I feel the need for the house to look "beyond amazing" for each viewing and it is getting a bit tiring/wearing...

    I don't think two is that bad...although really this should be done before the offer as its almost as if their checking for things... idk.

    We had one viewing after offer and that was to measure for curtains..once we got their we just ended up having a nice chat with the owner about how things were going either side as it was being delayed left right and center but due to her solictors and my mortage people bit of both...etc lol (she told us she was leaving her curtains so that solved that :D )

    FYI if you discourage them from viewing they may think you have something to hide...although I can see why it would be annoying :|

    Viewings are very disruptive and I think its understandable that Op is now thinking "That's it. The viewings are over. Thank goodness".

    I read their post as the buyer has had 3 viewings in total. That is, one before offering and two since. So, they've certainly had a "fair crack of the whip".

    I know I was worried about just how many viewings my buyer would want, after all the comments about some viewers wanting loads. It wasn't down to "anything to hide". It was just plain down to the disruption factor. In the event, my buyer had their standard 2 viewings and then came back for a 3rd one after the survey report. Thankfully, they stopped dead at 3 viewings and didn't "request" any more, because I was at a bit of a loss as to how to prevent any further disruption happening. I reacted with a very puzzled/worried "Why?" when it came to request (make that "demand") for a 3rd viewing and had no option but to agree it, but hoped the message would get through not to "ask" for any further viewings. I didn't just say "Of course". I made it plain to my EA that it was puzzling and upsetting me to have to go through a viewing all over again from the same person (when they had had that standard two) and that I had been "kicked out of my home" again to accommodate it (he saw me lurking nearby waiting to come home).

    I really didn't like feeling I had to keep the housework bang up to scratch at all times and go out when I didn't want to (in order to leave my house empty for viewings).

    I think its more to do with making the house look 'show roomish' then just showing them round, but I see your point. :p

    They are going to pay for the property if they want a viewing to satisfy themselves it should be of no problem. Ask them to provide a longer notice of viewing most probably this should discourage further viewings.

    There is a balance to be struck between buyer and seller here. Buyers do need to have a few viewings - to measure up, etc, for instance, and to remind themselves of what they are buying (after all, it's not pocket money they're spending).

    On the other hand, three viewings in a week seems quite excessive and if I were the buyer in this scenario I'd be worried that I was giving the seller the impression that I was having second thoughts/panicking/considering backing out of the sale.

    Yes, it is the disruption factor rather than anything else. As I said I feel that the house should be spotless and impeccably tidy. We have a fairly big house and a 3.5 year old - have you ever tried keeping a house tip top with a 3.5 year old?

    The Estate Agent is handling all viewings: so we don't have to be here, but have to be out... So that is also disruptive. I have a feeling that continuing to get the estate agent to do the viewings may well encourage the estate agent to discourage too many viewings too...

    As much as I would like to accommodate them, every day life (with 3 viewings - two after offer accepted - in 7 days) is a bit intense. Not helped by us going on holiday early Saturday AM - so really need to do washing and pack (not constantly clean and tidy).

    Hopefully it will quieten down now :(

    we have had five viewings and would love to go and look at the house again but will not until after the valuation ,

    I do appreciate its still someone's home and tried to make the viewings for when the vender wouldn't be in , the EA told us we could go and look at the house as many times as we wanted , after all its a big decision and a lot of money ,( EA words not mine )

    I don't want to sound rude but really do not understand why the vender should be worried about the house being clean and tidy , surely the house would be cleaned anyway , regardless of viewings , and who cares if its not tidy , like I said its still someone's home, why worry , let them view and you get on with your life with the pleasure of knowing you have sold your house,

    I can think of many who would love to be in your position,
  • I think the fact that my EA was the one doing the viewings and therefore had to schedule in the time was probably the factor that meant my EA wasn't telling viewers that they could visit as many times as they wanted regardless. As a poster said, I don't think they themselves wanted to spare time to do "extra viewings". Mind you, in my case I'm retired (as my EA knows) and therefore there was no question of me being at work anyway during viewing hours. I might or might not be out anyway (dependant on what social arrangements I had and when I was out doing shopping, etc).

    So, I guess it was a combination of that/my comments about needing enough notice of viewings that I could "whip round and tidy the house up" and asking the reason why when an extra viewing was required that helped protect me from having viewing after viewing after viewing ad infinitum.
