If you buy the house and resent it from the beginning, are you the kind of people that are able to get over things, and enjoy it for what it is? If not, you need to move on.     I was looking at the site plan on the planning permission website and comparing the different Loxley plots.

    Loxleys between 45-49 overlook the neighbouring property on side (windows in line with the neighbours windows, close proximity - so can be a privacy issue).

    One the other hand - 40,42, 51, 54 - are different (51's side faces the road, 40's side faces the garages, 42 & 54 the back gardens). These may be the ones with side windows.


    Or .... it can be the other way round all together!

    You've just strengthened my argument.

    When we reserved the plot we had no idea that any plot was different from another. Even armed with the information that one is different, you are unable to identify it.

    As previously inferred, without assistance from the sales person, there was no way a lay person could know.

    Semi-Detached / End Terrace. This house is available in both types of build ... either way, there is one party wall. It would make sense that the wall without windows is the party wall ....

    Sorry but you have made yet another assumption!!

    The "site plan" only shows the location of the different types of houses spread on the site. It doesn't provide any plot specific architectural information for the various house types e.g. - which Loxley will have side windows and which will not!

    Browsing through one of the other documents I did find the following clearly stated - "Please note that windows on the side gables are only applicable to plots overlooking public realm".

    You say that it is only your plot that doesn't have side windows and all the rest of the end-terrace Loxleys have side windows. Looking at the site plan I am wondering if that is indeed the case!

    Which is defined as on Sheffield council website;

    'The public realm is defined as the ‘space between buildings’'

    Therefore, it interprets that if the side of the house is not adjoined, it has windows. That is a caveat put in place for if the house was designed as a mid-terrace. In this case it isn't a mid-terrace.

    I can guarantee you that all others have side windows. They are built already and formed a basis for my expectations.

    Plot 51 is a show home and definitely has the side windows. But again, out of curiosity, what made you think that it might be this plot?
  • I was just having a guess but having looked closely at the site plan I now think your plot is 42 and here are my reasons:

    It's the same way round as plot 40 although you would expect it to be the opposite. The window side is joined to the neighbour by an alleyway with the upstairs floors joined (to a Weston) so I think some windows are potentially there on the ground floor (as the sales rep seemed to suggest you would lose only two).

    Has someone already bought the show house? Could this be an option? On my site one show house was sold off mid build.
  • Also this would indeed appear to be the only Loxley plot with the windows issue.
