About half of the houses I've viewed the EA has called for feedback. Most of the time I try to be honest but I'm wary of saying anything that the seller won't be able to act on eg: the area.
So much of this stuff isn't all that tangible, you get a feel for a place and sometimes its just 'nope' even if theres nothing specific wrong.
One place I saw was clearly going to be too much work, or rather there was a definite cap on the prices in the area and we would have ended up spending more than it was really worth. When the EA asked for feedback I told her so, she suggested a second viewing with a builder/surveyor in tow. Yeaahhh right. I want the additional expenditure only to be told what I knew already. So sometimes I think the EA's use it as an attempt to press buyers into reconsidering, don't know how successful that tactic is.0 -
The EA we used would get feedback for us but I honestly believed that most of it was untrue as we used to get such stupid comments, for example, that the viewer didn't like the position of the kitchen or that the house was "draughty" (we had an open fire going at the time of the viewing and we found that this always caused a draught, despite new doors and double glazing, plus it was an old house!). In the end, we stopped asking as it was completely pointless feedback. I'd far rather people told the truth and said that it wasn't for them, with no particular reason.
When we have viewed houses, we've always just said that. A lot of houses we've seen have been really nice but haven't been "for us". Too many, actually, we must be really fussy as in two years of looking we have only found one that grabbed us - we knew that it was the house for us but our offer (for full asking price, plus we are cash buyers) was declined. We decided not to get involved in a bidding war (too stressful) which was the right decision as we are now going to build our own place. Once we find that plot of land . . .0 -
We used an online agent and they always chased up feedback and would then give us a written summary. Obviously, some viewers couldn't be bothered but, in general, the feedback was useful. Some things can't be changed and these things may deter a buyer, but it's good to know that location, for example, may be the problem rather than the state of the house.Je suis sabot...0
