Sound advice indeed, and I expect many of the usual suspects will take it....
I happen to know that Government spies have a whole department dedicated to reading posts from the 20-or-so regulars on this forum. So worried are they that the conspiracy will be exposed, they are literally on the verge of calling it a day and letting house prices fall by 75% to 25% of current values.
One or two more whinging posts might do it....
Equally likely though is that they might put in place their contingency plan. This involves bringing down a whole army of aliens from Triton to rewire the brains [if any] of the dissenters so that they can think more rationally....

Yes but it is well documented that less than 20% of people would consider buying new build with the other 80% being put off by the factors I outlined earlier. One has to wonder why the planning authorities are authorising the building of housing stock that is only acceptable to a minority of the population. The planning authorities have an obligation to ensure we get quality development and since such a small percentage of people would consider new build its a fairly safe bet to say they are failing in this respect.0 -

It's well documented that less than 20% of people would consider buying a Rolls Royce.
Most (all) new properties are actually sold.
Most people wouldn't consider buying a new build because of the PRICE in relation to the property.
As you now a lot of the price is to pay for infrastructure and social housing subsidies that already loved properties don't have to pay.0 -

Yes, new houses sell but in relatively low volumes with developers being forced to release only 2 or 3 plots at a time to avoid saturating their limited market.
I don't think you can compare the situation to that of buying a Rolls Royce. We're talking about standard houses here more comparable to a Ford Focus.0 -

I thought I'd look at a new estate I saw a couple of weeks ago and this is the house they are marketing as a family home doesn't seem to bad to me.

look at the size of the bedroom though. By the time you've put a double bed (let alone a queen/king) in you've got <1m around it. Chuck in some furniture & space to open the doors & you're squeezing you way in & out0 -
It is interesting what sells, I do some design stuff as a hobby and I do small ensuites as a long thin room, shower cubicle at one end and toilet at the other with the door in the middle of the onlg wall (possibly opening outward) and the basin opposite the door. This would also in this example allow for a window in the bathroom over the tiolet and leave a larger rectangular bedroom. However obviosly the corner design with no window sells better or they wouldn't have done it this way.
Is the corner one cheaper? Less wall so less plastering & tiling?0
