    If you have got £900,000 lieing about then I really don't think that 5 grand is going to matter to you a great deal.

    Nope.

    It's just selling psychology as 99 and 95 sound cheaper than whole numbers.

    However in the million pound market the prices are just guide prices meaning the house could go for more or less than the price advertised.
    I'm not cynical I'm realistic :p

    Stamp Duty on a property at £895,000 is charged at 4%, so would cost £35,800.

    You are thinking of it the wrong way:

    1. Buy house.

    2. Get planning permission. (some parts of London you can get away with not providing adequate parking)

    3. Turn house into 10 "luxury apartments" using cheap builders and materials

    4. Sell flats .. sorry "luxury apartments" to buy to letters

    5. Sell freehold to some management company

    6. count your dosh.


    ... Now how do I raise over a million quid..........
