My lodger is in terrible debt

    She is laughing at you, she knows that even if you do take her to court you can not get money where there is none. If the bailiffs cant get there money then sure as hell you wont, kick her out. You will at least have peace of mind if not the money.

    It's their job to identify the person they're looking for not everyone else to prove they are not the person the bailiffs seek.

    I can understand why some people would show ID but I wouldn't.
    I'd simply warn them not to harass me further.

    The fact of the matter is that them taking loans out in no way impacts you as they are in their name. So on that front you're safe.

    I would however just get shot of them if they owe you that much money. You could try taking them to court but realistically you are much better off taking on a lodger who will actually pay their rent.

    You are, frankly, very unlikely to see a penny of the rent owed. The longer you let this go on, the more out of pocket you will be. Your home is your sanctuary, and the benefits of having her there are massively outweighed by the problems she has caused.

    Give her notice to leave. When she leaves, change the locks, regardless of if she returns the keys or not.

    Find a different lodger or a Monday-Friday let arrangement. You really don't need this, and your losses will only grow from here.

    Go onto Experian or Noddle etc, and check your credit report. If there are any references to her debt on there, file a notice of disassociation, and print yourself up a little notice at the time with her name, forwarding address if you get it, and mobile phone number on it. Also use it to revoke the implied rights of visitation to your property.

    Hand it to anyone who calls for her.

  • Remove all items of value to a place of safety, as in my experience, things start disappearing.


    I'd sit them down and ask them what they would do if they were you, and then explain that they have 2 choices.
    1) They leave, (via an eviction if needed) and you will sue for the rent, which means a CCJ and means they will struggle to take on more debt, and they may struggle to find somewhere to live, which might mean they end up living somewhere which is not at all pleasant.
    or
    2) They agree to pay an extra £50 a week on top of the rent to cover the arrears, and if they miss the date, you will resort to 1) above. If they agree to 2) they also must agree to professional debt counselling.

    You have no say in this at all; it's a personal choice, and hers only.

    I had a Russian student living with us for a few years, and treated her like my daughter (even though she's 7 years younger than me, and looked after my DD's). Gave her a car to use whilst she was here, made sure she had enough money to see her through uni, as her parents couldn't afford to, etc etc etc, and she looked after my DD's in return.

    I can see something similar happening here to an extent, but with a T that's already treated you like !!!!, unfortunately, I don't think it's going to work :(

    Why do posters keep referring to the lodger as 'they'? There is only one lodger, and as the first post informed us, that person is a 'she'.
    I used to think that good grammar is important, but now I know that good wine is importanter.

    Why on earth would you make life harder than it needs to be?
