    will do :) just looked at auction page and it doesnt say anything about viewings.

    I would simply speak to the auction house manager and tell him your an interested buyer- you viewed the property and had a chat with the neighbours and they told you the house was tenanted for 6 months-ask them what's going on! They are mis-representing the property.that should get the ball rolling.

    House sold at auction on 12th September (I attended and spoke with new owners), Recieved letter from new buyers solicitors dated 3rd October informing change of ownership,i know new owner is bound to our current TA until end of period but i have a few questions:

    1. Is the new owner bound legally to use the LA until end of tenancy ? (when i spoke to them after auction they said they were going to manage it themselves)

    2. What happens to the deposit paid to LA ? (maybe null question depending on answer to Q1)

    3.The letter from solicitor ask's for all rent to paid to new landlord but doesnt give any details,Rent (HB) is paid to my on last wednesday so do i just keep it safe until im notified of new bank details?.

    4. When do i notify HB of new LL ? (if i notify them now without all the details will HB still continue ?)

    thats all i can think of at the moment,Thanks in advance

    no. They can employ who they want to manage the rental, or diy

    it should be passedinto the name of new owner, but this is not your problem. The new owner is responsible for your deposit now & must return it when you leave. If he did not get itdrom old owner, that's his problem.

    write back and ask for bank details. Till then, keep the rent safe.
    or if you have an address locally, take cash round (get a receipt!) and ask for bank details for the future.

    since hb is paid to you, why do they need the new ll details?

  • If your rent hasn't changed then the contribution you receive towards your housing-costs remains the same, so there is no need to furnish the council with any new information.

    If you're uncertain about whether the council need to informed about a change of landlord for the same property at the same rent you should ask them.

    As the HB is paid to you, not to your landlord, and you still have the same tenancy, I don't think there is an urgent need to tell HB .

    I would wait until you have all of the details of he new Landlord, including their address for service, bank details for rent etc, then call HB and ask them whether they need any new information from you given that the identity of the landlord has changed but that property, rent , and tenancy are all unchanged.

    I would also put in writing to the new landlord full details of the repairs which need doing, stating in each case when this was first notified to the previous landlord.

    When the new landlord came to view the property before the auction he asked if there were any problems and we were totally honest and told him about all the problems including needing a new boiler and damp treatment needed,after the auction when i spoke to them he confirmed again that they intend to replace the boiler but would take a few months because it sold at near there limit (im going to suggest the "free" boiler grant because of our circumstances,i have contacted a company who could do it and they say all the landlord needs to do is be here when they do the survey) and they also said they have a quote to do the damp proofing and intend on doing that,

    Should i contact them myself saying i had recieved the letter from solicitor and ask them for the bank details and suggest the boiler grant or should i just wait to hear from them ?
