sorry if i sound stupid but i have a young family and need to know 110% where i stand legally.
Someone who knows more about English law will give you the definitive answer, but my understanding is that the LL can issue the S21 to co-incide with the end of your tenancy i.e requiring you to vacate on 19th January. However, if you don't want to leave then they will have to go to court to get a possession order (which will be granted if they've done everything properly) before you can be evicted, which could take a couple of months.0 -

Yep a valid S.21 will have effect at the end of the 6 month AST fixed term or two months after serving, which ever is the later date.0 -
1) your 6 month tenancy cannot be ended early (unless you stop paying rent, or see 4 below)
2)if the property is sold, you get a new landlord. Your tenancy remains the same.
3) You can refuse viewings by potential buyers. If you wish to do this, or wish to restrict viewings to specific convenient times, WRITE to your landlord at the address " for the serving of notices" (usually on your tenancy agreement). Do NOT use phone, text email for this.
4) if the propertty is repossessed (eg for mortgage arrears or if the landlord goes bankrupt) read this post:

5) you can change the locks if you fear the landlord/agent will ignore your request for 'quiet enjoyment' and enter despite your letter (3 above). Even if your contract says you cannot, the only thing the LL can do is go to court (expensive) and seek an order tomake you replace the lock. Wich will be denaied if you can show the LL has acted unreasonably.0 -
There's nothing stopping you taking the sign down. I would be prepared to move by the end of your tenancy though.0

Seems strange that your letting agent is unaware.
Do you live in a flat? Could someone have put the sign on the wrong door/window?0 -

the house is up for sale by auction so i dont know what happens regarding visits and viewings etc0 -

no we live in 2 bed terraced house,our LL and LA is based in Nottingham and we are in Lincolnshire,the auctioneers is based in Nottingham aswell so i cannot see it reasonably being a mistake0 -

we are aware of that but are now worried that 19th jan comes round and we get notice of a court date etc or bailiffs at the door0 -
