For sale sign 2 weeks into tenancy!!

    That would be wrong. The new LL inherits all the repair obligations so at least give them a chance before you condemn them.

    I would say it does affect the tenant. Apart from the obvious worry the OP shows:

    The tenant's landlord will change from someone she has checked out and been happy to rent from to a total unknown. Granted in the OP's case it may be a change for the better but it could be a change for the worse. The behaviour of a landlord has a massive effect on how any tenancy runs.

    Viewers peering in windows or maybe viewing inside. Can the tenant be sure she will be informed of viewings given the lack of courtesy in letting her know it was for sale. Any estate agent given the keys may not realise or bother to liaise with the tenant for viewings and so may let themselves in without notice.

    The tenant needs to know who the owner is so she can pay rent to the correct person.

    If the tenant's deposit wasn't protected there may be a dispute about that. Kazzaroo do check directly with the scheme that your deposit is in there.

    It may the landlord's behaviour indicates he is short of cash. If the property doesn't sell I'd bear that in mind.

    Good idea. I'd also ask what the viewing arrangements are. See if they say no viewings or are happy to arrange something without permission from the tenant.

    we paid the deposit on 18th July so not quite at the 28 days yet but as soon as that happens i will be asking about it,I rang the auctioneers as a potential buyer to gain as much info as possible but the only information i got was "currently let on an AST" when i asked how long the tenants had been there they said they didnt know,also asked reason for sale and was told "landlord is selling property"

    Round our way bored teens sometimes steal for sale signs... no idea what they do with them. It would be a shame if they stole the one on your house.....

    You have 2 main choices - you can either work with this sale or against it. Do you want to permit viewings - at certain times, with permission etc in the hope of attracting a decent landlord? or would you rather take no part in the process and prevent all future viewings?
    If you want to prevent viewings then it would be courteous to write and let the agents know and then I'd change the barrels of the locks to be on the safe side.

    Did you ask for a viewing? That way you can see if they say they need to check with the tenant first (without their knowing that's you). Or do the particulars state no viewings?

    Maybe they are handy bike or stakeboard ramps? Especially if they are already loose from the wall ...
