For sale sign 2 weeks into tenancy!!

We took on a AST 6 month tenancy agreement on 19th July 2013, Today (my birthday of all days!!!) we come back from a birthday meal to find a for sale by auction sign on the outside of the property,i have rang the letting agent and she claims to be unaware of it happening,the "LL" is a business (a LTD company),

My questions are :

Can i remove the sign and store it inside the property ?
What are my rights as a new tenant ? (i know the bottom line is that without a court order they cannot force me to move)

Any help would be greatly appreciated !!

    Why do you think you can remove the sign? The house can sell with you in the property.

    The house may be being repossessed, which could prove difficult for you. Or it may be the ltd company is just seeling assets, in which case it makes no difference.

    You need to keep an eye if its repossessed for court days.

    Who is director of said company?

    You can freely stay in the property, changing the lock barrels to maintain 'quiet enjoyment' until at least 19th Jan 2014, longer of they don't serve you with a valid Section 21 before 18 Nov.

    However, it sounds like the property is being sold with tenant, so you'll get a new LL who may be happy for you to move to new AST contract in Jan 2014 or go onto a periodic basis.

    even if tenancy says i cannot change locks with written permission ?

    Property can be sold without affecting your tenancy in any way (though it would seem sensible to keep you informed about intentions).

    what happens if they dont ? do i still get 2 months notice or on the 19th jan 2014 can the LL evict without giving notice ?

    Could be 2 minutes into your tenancy, the house can be sold at any time, doesnt affect you in the slightest.

    The LL can never evict you without a court order, which mean a s.21 must be issued. and even then court orders can take months.

    How would they know? Any REQUESTS for access should be written and with your express permission. You could choose not to allow any access unless you are present, or no access at all once you've informed them in writing.


    If the property is for sale the landlord or their agent will need access for viewings sooner or later. Possibly a lot later if you deny them access although that is pretty much guaranteed to elicit a Section 21 Notice.

    so the 19th january comes round and they still have to give us at least 2 months notice ?

    sorry if i sound stupid but i have a young family and need to know 110% where i stand legally.

    If you do change the lock remember to keep the old barrel so that you can replace it when you eventually leave, otherwise you are likely to face a bill from whoever the LL is by then for yet another new lock (and the labour charge for a locksmith, which will be a lot more than the cost of the lock).
