Indeed. My mum had one hip replaced, and my dad has had both knees, and it is amazing what a difference it makes. My parents both thought my mum's hip replacement literally saved her life. They both remember when they were younger and these things weren't available, various old people would get so much pain from arthritic hips that they became bedridden, and then usually died within a year or two from a thrombosis if not from anything else. Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

Well we looked at the house and it's lovely. We're not going to be in a position to buy until early next year so we'll most likely miss out but if we do get it the plan is:
1. Buy for say $680k
2. Improve access to land at the bottom via the back fence and sell for $380k (very achievable)
3. Add a parents' retreat upstairs on the main house: bedroom, bathroom and reading room and generally tidy up downstairs. Total cost $100k-ish.
End up with a house worth $750-800k that's cost us a net $400k.
Fire risk in the area is very high BTW. There's plenty you can do to mitigate the risk though.0 -

The thing is, we'd be living on the edge of a town so the firies would be doing their best to protect it. Also, a couple of hundred homes were lost in the Blue Mountains but thousands weren't.

Selling the land would be simple and changing access would really be a case of knocking a couple of trees over and (preferably) getting permission from the local government to gain access which is unlikely to be a problem. Otherwise there's another access point which I'd own which would take a long weekend to clear for use.
Putting another floor on is common over here so plenty of builders do it. If you use a local builder then they also know what will and won't get past council for DA (our planning permission).0 -

First they are lambs, then they are sheep, then they are mutton.
I thought the animal/meat division dates from the Normans. The Normans ate the meat which is why meat has French names, but the locals tended the animals which is why they have clipped Olde English names.
I threw some species names at my students and was surprised at what they knew ( and didn't know).
