First offer declined, what next??

    well I've just been in to up my offer.

    And apparently it sold 2 days ago??? Not a phone call to let me know or anything!! Surely they are obliged to update me??

    Now if it sold 2 days ago, that's the same day as me going in to find out about my second offer. What a crap EA!!! Not happy!

    The estate agent hasn't been good but on the other hand you played a game by trying to see how low you could go when you knew you wanted the house, I'm afraid thats the way it goes. You have to weigh up how much you want the house against how much you are prepared to pay for it and constantly keep in touch with the EA. Good luck with the next house.

    All is not lost, this is not over.
    When you say it was sold 2 days ago they mean they have accepted an offer.
    It is not too late to offer more and gazump the current buyer and before the righteous come on slagging me off its not my fault our current buying and selling procedure allows this to happen.

    I agree with Mr B if you want it make another offer.

    I think the EA maybe buying the house himself seen as he hasn't kept you informed. Sit there with him and ask him to arrange another viewing and if he refuses you could always pop in note into the sellers door asking him/her to ring you. You could then explain the EA didn't get back to you about your offer so you thought you were still undecided etc.

    A decent EA would ring all interested parties to try to bid up the price when he has offers, which makes me think that someone known to him is buying!

    you want to buy the house surely knocking on the door and asking is not immoral! after all you are only asking! if you are still interested go round at the weekend and ask the seller if he has made up his mind about your offer? it will then get him thinking that the ea is not doing his job and may put doubt about accepting his other offer. it is up to you how much you want the house, if it is a business decision then work with the head, if it is to be your home then let the heart in on SOME of the decision making!
