There is a reason i suggested that offer.
Offers ending in 500 have a much higher chance of being accepted.

Are you planning on doing all the work yourself or getting some one in? This will make a vast difference in how much it costs you to modernise.
You have only guesstimated for the things you can see, a survey will show up other things - possibly rewiring, roof problems, damp course etc.

Or indeed share any other psychological tips as regards putting in offers. I'm looking around a few places tomorrow and hopefully will like at least one of them enough to want to put in an offer.0 -
I know it's been mentioned before but the idea of offering an odd amount (rather than in whole thousands) is that it's designed to make the vendor think you've scrimped every last penny to make it look potentially your best/max offer.0

Most sellers at this price range (I am one of them) expect a £5k reduction on asking price. Therefore a fair offer would be around £105k. You'd probably get it for that, im not convinced you'll get it for £100k.0

ask them what they would accept to take the house off the market! always speak to the seller and not just the agent.
when my wife sold her first flat quite a few years ago she had a viewer ask how much she wanted for it, she was then told exactly how much. later that day an offer was recieved for £500 less than stated. she then set a closing date and recieved 2 offers. the original buyer put up her price by £1800 but was not the highest by only £200! apparently she was gutted not to have got it. moral of the story is speak to the seller and agree a price in person!0 -
