First offer declined, what next??

I assume there have been no other offers, so no-one is exactly chomping at the bit for this house. Tell the agent that you will leave your offer on the table, remind him/her you are chain free, mortgage in place etc and then ask agent to show you other houses in the same price bracket. If the agent is any good they will convey this to the seller who may change their mind.
If the seller has seriously considered your offer over the last 5 fays they may change their mind. If the house was a bargain they would have had other offers.
You have to have nerves of steel when house buying. Good luck.

Given they took 5 days to turn down the offer and the agent didn't come back and say "they want £102k or whatever" means IMO they have just want to see how much he will increase by seen as he jumped by £3.5k last time.
If the house was a bargain there would be a bidding war. He may have under estimated the cost of the work that needs doing (don't we all!!) and if I was him I would have taken a builder in to give a proper estimate of what needs doing and the costs involved.

the reason they took 5 days wasn't because they were tempted, "apparently" the EA thought he had phoned me to tell them they had declined. Which he never did! I had to go in today to ask!!
The vendor needs as much money as possible, apparentlynow the youngster who is living there has turned 16 the parents have agreed an amicable divorce so require as much as possible. Something like that anyway.
Also another buyer is interested but is "holding their cards tight to their chest"0 -

Oh well, the agent has played it to your advantage at least, as they will think you've gone away.
Personally, I'd make your offer less than mr b. suggests. And ignore stories of other buyers who aren't giving anything away. That's a line if ever I heard one.Everything that is supposed to be in heaven is already here on earth.
