    However, their solicitors are claiming as the garage wasn't on the initial particulars it was never included and in fact we asked to store our stuff in their garage. At the moment it's hearsay.....

    The garage is on the inventory. They are stuffed. Tell them that.

    Send a copy of the tenancy agreement to the solicitor, highlighting the relevant part(s) about the garage and also write to the LL as per previous posters with regards to the change of locks on the garage.

    Job done. Stop procrastinating and get doing.

    You don't need a solicitor. Just photocopy your inventory and tenancy agreement and enclose with a covering letter to the solicitor.

    Start your letter -

    Following advice from Shelter I am enclosing a copy of the signed inventory and TA. As you will note the inventory includes the garage. The TA is also for X address and the garage is part of this address.

    Say you require access to the said garage as it contains your propety and for the LL to remove his property immediately. If you do not receive a key within 48 hours from receipt of the letter you will instruct a locksmith to change locks and you will charge LL for this service in addition to storage fees for his goods until your tenancy ends.

    Keep it short and sweet.

    Your LL may not have spent a penny on his solicitor's letter if it's a mate.

    I would add that the electricity supply to the garage is yours not the landlords.

    I wouldn't as they will then tit for tat on the logs and you will end up with a constant exchange of letters. I would just keep it short and sweet and to the point and show the matter is not up for discussion!
