    Thanks for your posts and yes I agree Ognum I accept that in part we are responsible but I have never given permission to use the electricity and have asked on several occasions for them not too. Particularly when they were using extension leads from the garage to work on their own home! We did keep our heads down for a time but to accept the abuse and unreasonable demands would allow people like themselves to continue behaving in said way. They believe that it is their house, they believe they have every right to do as they please at the cost of us.... Who would allow that to continue?

    Just out of curiosity, does the garage electricity have a separate isolation switch on your fuse box which you can leave switched off and keep the power on to the rest of your house.

    For example my kitchen sockets are on a different switch from the rest of the house, as is my cooker (separate from general kitchen) which means I can switch the power off to them but keep the rest of the power to the house on the go.

    Might be worth a look, then tell them they have blown your socket and as you don't need power in the garage for your use, you will leave it for now and it can be repaired when you move out. ;)

    This is what I did Cheekyweegit! Hence the post because the Landlord demanded whilst being incredibly abusive and personal that we switched it back on as it was their garage! We have our tenancy agreement and the garage is part of this house, the reason why we pay for the electrics!

    Me personally, I'd play silly !!!!!!s, every time he opened "the garage" turn the power off, then when he reappears turn it back on.

    Seriously though,I know this is of no help OP but if you don't "nip this in the bud" then you'll be leaving the next tenant open to the same abuse, possibly worse!
    This landlord needs to be educated as to the rights and wrongs of his responsibilities.

    No they don't pay for the electricity we do! But their counter argument was that we have used their logs (which we were actively encouraged to use as it was blocking up our driveway!) I did request several times for them not to use the extension lead from the garage to do their renovations on their house, all of which was ignored.

    They have now said that they will bill us for the logs and I need to get an independent person in to work out how much electricity they have used....

    Tear the bill up when it arrives, change your locks and isolate the garage electricity. Stand up to them as the meeker you seem the more bully's try to push.

    He knows what he is requesting cant be done.

    Just work out your bill last month compared to this month, then bill him for the difference.

    If he calls again just tell him you will not be harrassed and threatened in your own home and while the issue of Electricity and Logs may be a civil matter the harrassment is criminal and you will call the police.

    If you found your property through a letting agent I would also inform them of the issue.
