  • Our trusted painter decorater got left (we own the place) and that was just for half an hour yet the whole time i felt uneasy. I wouldnt let anyone in my home without me being there, owner or otherwise. Its one place you should always be safe, comfortable and not feel like anything is out of place.

    Have you checked rightmove/other websites to see if the house has come up for sale/to rent!?

    We've been checking that carefully and found nothing.
    However, we have just been handed a newspaper from a friend which shows our house on an estate agent page with the text "SOLD IN JUNE" over it, which is when we were on holiday.

    Therefore, clearly, the landlord was not only taking photos, but was carrying out viewings and I suspect therefore was also allowing a survey to take place.

    Imagine how we feel with these multiple invasions on our privacy!!

    We're trying to find a place now but the rental market in this area is showing multiple applications per property so it's not been easy!

    Naturally we will contact the LL now and ask when he was planning to tell us!

    I guess we'll just have to live and learn on this one :(

    Is the deposit registered properly and did you receive the prescribed information within the 30 day deadline?

    If not the S21 notice will be invalid.

    What is your rental date?

    yes, deposit is in a proper scheme, if i remember correctly they sent us a PIN and access code for that on their website. It was sent very quickly.

    rental date is 26th and we're just on the monthly rolling contract now.

    So either the letter is winging its way to you (to be served no later than the 25th of this month) or it will be another month before they give you notice. Keep quiet right now.

    Of course, if the house was indeed sold in June (and not just sold subject to contract), your landlord is no longer your landlord, and somebody else is now in that position....

    I'd suggest clarification of this is in order before the next rental payment is made.... I wonder if the new owner (or potential) owner is aware there are tenants in their new property? That might be why viewing was carried out whilst you were absent....

    Edit: I'd go with changing the locks - nowt to lose really at this stage. How did the other viewing go? Do you know of the Estate Agency? I wonder if they know there are tenants in the property... I doubt they'd feel obliged to inform a potential purchaser, but they might (feel they) have to....

    As we're still looking for a place we think it's wise to keep this information quiet and let the landlord think we know nothing about it.
    This is so that he doesn't start to expect our notice and start to reject any recorded mail from our postal area.

    If the property is Sold STC then he wouldn't want to put another 6 month AST in place so would want us to leave on HIS terms rather than us scooting off leaving him with no rent whilst he waiting for the sale to go through, if indeed it does go through.

    I wonder if the buyers are aware also of the potential dangerous condition of the electrics, the tendency of the drains to block in Autumn and the fact that access so the side gate is over private land to which there may not be access ?!

    As we were already advised, we'll send a letter from 2 post offices and obtain a proof of posting. We will also hand deliver a letter to the address on the contract and will email and SMS and request an SMS receipt. Let see him say he didn't get the notice on time then!
