    Hi all,

    Joining in as the waiting is killing me!

    Our timeline is as follows:
    22nd November - DIP received
    27th November - Offer accepted
    27th November - Full application submitted to Nationwide
    29th November - Additional proof of address requested
    5th December - Valuation completed and agreed

    And we're still waiting for a decision!! The nerves are killing me!
    Original Mortgage: £276,899
    Nov - Regular over-payment of £210 set up
    November 11th balance: £272,380
  • Hi guys 👋Completely new to the forum andin a FTB.

    My husband and I have been renting for 8 years, we have 3 children.... We fell in love with a BISF house (currently rent one) at the beginning of October and put our offer in in October 16th. Long story short on my husbands credit file we noticed that a “late payment” was marked from 3 mobile. We closed out accounts down with 3 months earlier but it seemed the continued with our account open and obviously did not take payment which ultimately then was noted on our credit history, anyway, lots of screaming at them and they removed this from his file! While this fiasco was going on we applied through L&C with Sainsbury’s bank, they do not allow devaults but my broker thought we could appeal and explain the Mark was in the middle of being taken off. Sainsbury’s declines us (weren’t surprised) and when my broker went to appeal, we were told a No was a No and that we didn’t have any right to appeal! Devastated!

    Next lender..... Coventry Building Society.... passed all our checks here as credit file now clear, house was surveyed and 24 hours after the survey we had a decline again! The reason... because the construction of the building yet they knew from day 1 that it was a steel framed construction. I wasn’t given any other reason.

    I then applied without L&C to Santander .....unfortunately the couldn’t verify my income (cash payed) and had to withdraw it from our application altogether, thus dropping how much we could lend... they offered that if we payed off a remaining loan (£1500) then they could offer us the full amount.... so we did this... took weeks and weeks to gather the evidence that it was payed as the loan company were !!!!!!! And after 5 weeks with Santander, paying off a loan and basically throwing every scrap of paper at them, last week we were declined again on the grounds of my husband being self employed and that his income doubled from one tax year to the next (business grew) and apparently Santander like “steady numbers” 🙄🙄

    I went back to the broker last Thursday evening and he recommended HSBC after his research. He called on Monday 10/12 and went through everything to make sure it was all correct as it was now a single application on my husbands name without me ( I have a few monthly interest free commitments ) 2:30pm he called and then he was sending it straight off. By 5:04 pm that day I had a call from HSBC wanting to book in the survey. This is now in for Monday 17th. I presume this is good news as Santander didn’t get that far, have I passed the initial credit checks?

    Mysolictors have sent me certificates for the house with this recently reneovated external rendering which has a 25 year guarantee which the suvreyeor and the HSBC should be pleased with.

    I’m looking for reassurance guys! These last 8 weeks have been hell, I already suffer terrible mental health and I don’t think I can take much more of this stress! Myself and my husband can’t sleep at night! I know some may say BILF is my problem and go find another house but we don’t want another house, hence the fight for it, these houses rarely come on the market in our area and are usually snapped up straight away them being so popular..

    Sorry the post is so long, that’s probably not half of it 😂😂Give me some faith guys!

    In my case survey was done on 10th working day and results were approved on 12th working day and 14th working day we had the offer.. Did you apply through a broker?

    Yes, we're using a broker. I think within the time from the application until now he had to submit a new application as he had spelled my name incorrectly but it still seems to be taking forever!

    Yeah hopefully you should receive an offer soon.. I found in my case documents were mostly requested on friday noon each time (happened twice) and final offer came on a friday afternoon as well..

  • So long I can't multi quote it!

    OK, I'll join in as well as we haven't been having a straight-forward time and only just put in application!

    28/7 - DIP from L&C
    Aug - Started looking at properties in new city then decided to rent for now.
    24/9 - First viewing of 'the' house.
    28/9 - Second viewing.
    1/10 - Verbal offer put in and accepted.
    1/10 - Solicitor put in official offer & we tried to contact L&C but couldn't get through to them.
    5/10 - Still couldn't get response from L&C so went to Trussle
    12/10 - Realised Trussle completely wasted our time spending a week getting a DIP. Went back to L&C with tail between our legs!
    15/10 - Then realise driving licence has wrong address on and apply for a new one.
    16/10 - First missive received.
    18/10 - Our case with L&C randomly audited, have to wait for that to finish.
    22/10 - Application goes into TSB (still no driving licence yet though).

    And the waiting game begins....

    We initially had 12th November as date of entry and apparently solicitor thinks it may still be achievable Hope we know either way by 10th November, which is when we would have to give a months notice on rental!

    8/11 - TSB have all the documents including driving licence
    9/11 - TSB request refreshed Home Report as current one more than 12 weeks old
    13/11 - Surveyor going back out today/tomorrow


    And more waiting....

    Got refreshed Home Report and sent to MA
    22/11 - Request for payslip and Gifted Deposit form
    27/11 - Apparently just waiting on underwriters now .....

    Everything crossed for a decision soon as date to give one months notice is fast approaching.

    6/12 - Escalated to BDM
    7/12 - Promised offer Monday, Wednesday at the latest
    11/12 - Promised offer by midday next day
    12/12 - Offer came in at 3 pm :beer:

    What a nightmare! Had decided we where going to a different lender today if it didn't come through yesterday as being left in the dark was causing a lot of anxiety.

    But anyway, it's over now. We get the keys next week and have two years before going through this again (wish we had fixed for longer now!!)

    We currently have an offer from nationwide but have to start the process again due to changing properties. The new house is £35k more than the original one we were going for.

    We have the difference in funds however so hopefully it won't be an issue but having had a terrible time with credit about 10 years ago I am so nervous. It was such a relief to get the first offer and now I'm full of dread again!

    During my mortgage application I have found this forum very useful. I am a natural worrier and being able to read other people’s timelines has helped to keep me calm while waiting for my mortgage. So thought I would add my timeline

    Nov 26 Offered on property and accepted
    Nov 26 Mortgage API from Coventry
    Dec 1 Declined by Coventry (due to non standard construction):eek:
    Dec 3 New application made to Nationwide AIP given
    Dec 5 Documents requested and submitted
    Dec6. Scottish Single Survey submitted from Homebuyers report. This means a valuation is not required.
    Dec 14 Mortgage offer received via text :j

    So overall less than the 10 working day average quoted by Nationwide however it felt much longer! The decline by Coventry was very unexpected and really made me nervous. In total it’s been 3 weeks since I had my offer accepted and each day has been consumed with worries about being declined. So relieved to know that I will definitely be moving.

    Good luck to all those waiting - hope you have good news soon.
  • I'll join! We've not been waiting long at all so far, but I'm still a very nervous first time buyer!

    Our timeline so far -
    21/11 - AIP from Halifax
    22/11 - made offer on first property
    10/12 - offer rejected on first property
    12/12 - viewed 'the one' and put in an offer. Estate agents came back saying the vendor was hoping for a bit more. Offered £3000 more with the proviso that the property was removed from the market immediately. Offer accepted half an hour later and property marked as 'Sold STC'.
    12/12 evening - Made full application over the phone with Halifax mortgage advisor. Passed credit checks, valuation fee taken.
    13/12 - upload requested proof of income (3 payslips each as my partner earns commission and I earn a shift allowance for working nights and weekends, and CMS letter to prove nominal maintenance from ex husband).
    14/12 - call from Halifax as notes have gone on about our payslips. They noticed additional income (holiday pay) and wanted to confirm whether this was included in annual salary. Advisor tells us at the same time that valuation booked for 17/12 and all is looking very good as affordability well within (we're borrowing £229000 and they are willing to lend up to £330000), credit checks all fine and just waiting on valuation.

    So now, we wait!
  • We've pulled out of the Santander application and have gone with Kensington. Also using a new broker who is very fast to turn things around.

    11 Dec - Application went in
    13 Dec - Requested documents and info, all provided same day
    14 Dec - Kensington confirmed documents received

    Presume it will now go to underwriting and we will get more requests for documents next week.
    Broker is holding off on booking the valuation until we have made some progress.
