    A lot of this has been over a typo on a document which we've now explained three times (hence the 3 letters). But the drop in the amount they will lend is a mystery. The underwriters do not clearly explain anything. Our broker's contact within Santander cannot speak the underwriters to clarify anything, and our broker has nobody else he can ask. We're going to give them another 24 hours to see if we hear any positive noises. If not, we will apply elsewhere.

    I certainly wouldn't recommend the experience to anyone - it's a good job nobody in our chain is in a hurry.

    29/11 - MA emails at 8:30am to say she’s arrived to find my mortgage offer say waiting for me!!

    I am utterly thrilled! Now for the next steps...

    hi everyone

    I've been stalking this thread for a few weeks but didn't want to post in case it jinxed things lol..
    My husband and I have 3 defaults, that were settled 4-5 years ago, our credit scores are poor-average. one broker couldn't find us a lender, however we went to a well known broker who found a lender ASAP with TSB.. I tried looking for TSB threads but i can see a lot have gone with Halifax.. So thought I'd add my timeline with TSB. Its all happened incredibly quick, this time last month i was happily siting in my rented property thinking we wouldn't buy until next year. landlady served notice beginning of November and the rest is history..

    9/11 amended HTB form.
    12/11 AIP received from broker.
    13/11 reserved new build & application accepted.
    16/11 all documents sent via DHL to broker
    19/11 broker confirms receipt of docs
    20/11 broker emailed to say all docs are fine and assessment has been completed. Due to fully submitted soon.
    20/11 fully submitted to TSB.
    21/11 viewed the house on site.
    23/11 paid the reservation fee.
    23/11 TSB requested more documents
    23/11 documents sent back to TSB
    27/11 broker confirmed TSB had them
    27/11 memorandum of sale issued to us
    27/11 checked credit report and TSB have done 3 searches on us. 12/11 20/11 22/11
    28/11 paid solicitor deposit £250
    29/11 Mortgage agreed subject to valuation
    3/12 valuation to happen

    Our mortgage offer turned up today - reading this forum has definitely helped keep me sane. When I look back I’ve realised our wait was only just under two weeks so I really can’t complain at all, at the time it felt so much longer.

    Here’s our timeline so far in case anyone is interested:
    07/11 - view house
    08/11 - make first offer rejected
    09/11 - make second final offer
    12/11 - offer accepted
    13/11 - solicitor instructed
    19/11 - all documents to broker
    21/11 - mortgage application submitted
    22/11 - gifted deposit letter bounced back
    22/11 - mortgage valuation booked for 27/11
    22/11 - memo of sale received
    24/11 - terms and conditions and instruction received from solicitor
    28/11 Halifax requests another payslip
    28/11 mortgage valuation comes back okay valued at price we’ve agreed
    30/11 payslip submitted
    03/12 Halifax request proof gifted deposit in account
    03/12 proof of gifted deposit submitted
    03/12 terms and conditions hand deliver e to solicitor
    03/12 bank transfer to solicitor to put on account
    03/12 meeting at estate agent with sales progresser
    04/12 full verbal mortgage offer from broker

    I submitted my application to TSB a full month before you and still waiting for final decision. :eek:

    I mean yay for you and happy your wait is over but ARRRGGGHHH!

    We applied for a joint mortgage under help to buy London. We are also first time buyers

    Broker sends in application to Halifax 17/10
    We receive offer in post 26/10

    My mortgage broker said Halifax are still waiting for the valuation report :think: but has said she expects I'll hear no later than close of business tomorrow...

    Feels like it's been ages but I suppose it hasn't really. Eeek.

  • We're still waiting for a reply to a question sent to Santander's underwriters on Thursday 29th. (Today is Wednesday 5th, so we've been waiting almost a week for one response.) We're into our sixth week now and losing the will to live.

    Withdrawn our Santander application - clearly it's just not working out

    30 Oct - Application submitted
    31 Oct - Bounced back for documents
    05 Nov - Santander increased product fee by £500
    12 Nov - Documents supplied
    13 Nov - Valuation instructed
    15 Nov - Bounced back for documents
    15 Nov - Documents supplied
    15 Nov - Bounced back second time
    16 Nov - Documents supplied
    19 Nov - Chased
    20 Nov - Letter 1 supplied
    21 Nov - Chased again
    22 Nov - Letter 2 requested
    26 Nov - Letter 2 supplied
    27 Nov - Bounced back - letter 2 is not long enough, they want letter 3
    27 Nov - Letter 3 supplied.
    29 Nov - Dropped amount they will lend by £30k, no reason
    29 Nov - Back to underwriting queue
    05 Dec - Chased
    06 Dec - Getting seriously fed up, asked broker to escalate
    07 Dec - Business manager admits the application has been lost for the last 8 days. Apologises and promises an answer today. But underwriter puts it back in underwriting queue for 2-3 more days for "missing" info provided 3 weeks ago
    10 Dec - Promised a decision by business manager, again no decision came

    The end. Going for another lender.
