  • FTB currently awaiting a decision and like everyone in here it's horribly tense!

    03/11/18 - AIP offered by Lloyds, though there is some confusion that my wife's credit file didn't appear to link up between her maiden name and married name.
    08/11/18 - Offer accepted on the house we want
    09/11/18 - Full applocation processed, referred to underwriters due to the aformentioned confusion

    Will have a decision on the mortgage by wednesday, we checked Clearscore and it shows my wife's maiden name profile as a linked account and her score is excellent so would hope this is just a formality but until it's signed sealed delivered there will always be doubts.

    12/11/18 Mortgage agreed!
    15/11/18 Surveyor visits the house.

    So happy, the house was only bought 18 months prior to this so fingers crossed survey and searches are routine.

    28/7 - DIP from L&C
    Aug - Started looking at properties in new city then decided to rent for now.
    24/9 - First viewing of 'the' house.
    28/9 - Second viewing.
    1/10 - Verbal offer put in and accepted.
    1/10 - Solicitor put in official offer & we tried to contact L&C but couldn't get through to them.
    5/10 - Still couldn't get response from L&C so went to Trussle
    12/10 - Realised Trussle completely wasted our time spending a week getting a DIP. Went back to L&C with tail between our legs!
    15/10 - Then realise driving licence has wrong address on and apply for a new one.
    16/10 - First missive received.
    18/10 - Our case with L&C randomly audited, have to wait for that to finish.
    22/10 - Application goes into TSB (still no driving licence yet though).

    And the waiting game begins....

    We initially had 12th November as date of entry and apparently solicitor thinks it may still be achievable :eek: Hope we know either way by 10th November, which is when we would have to give a months notice on rental!

    8/11 - TSB have all the documents including driving licence
    9/11 - TSB request refreshed Home Report as current one more than 12 weeks old
    13/11 - Surveyor going back out today/tomorrow

    Monday 05/11 Spoke to broker
    Tuesday 06/11 Mortgage application with HSBC. Proof of income and proof of deposit provided
    Thursday 08/11 Mortgage valuation
    Tuesday 13/11 Mortgage offer!

    Can't believe how quick that was. Hooray!
    Wedding savings Jan 19: £1.4k. Sept 19: £7.5k. Mar 20: £12.6k

    w/c 24/09/18 Viewing, offer, & offer accepted
    4.10.18 DIP from Clydesdale & proceed to full application
    5.10.18 Valuation instructed
    8.10.18 Experian credit check
    11.10.18 Valuation:
    15.10.18 Valuation report from surveyor
    23.10.18 Response from Clydesdale requesting another months payslips + a specialist survey on something the valuer picked up.
    25.10.18 specialist survey booked in
    29.10.18 sent the broker the specialist report. lender sends original valuer the report & asks for a response.
    7.11.18 lender receives response from valuer (i hate this valuer, why did he take so long?)
    8.11.18 lender requests work done as recommended in report before any mortgage offer
    9.11.18 seller agrees to pay for the work (about 1k) & EA contacts builders to do it
    10.11.18 solicitor instructed
    13.11.18 home buyers report booked in

    We still don't have a mortgage offer & won't until the work is done & the valuer reviews the work & confirms to lender that house is now ok. But MA advises us & EA that financially our application is ok & we WILL get that approval, eventually. E.g. lender will lend to us once the valuer confirms the work is ok.

    We've decide to move on as though we do have that final mortgage offer, because the work is straightforward & we so badly want to get on with the searches & surveys.

  • Hi All,

    Just had a strange call from our Mortgage Broker's office. Our Broker is currently off, we had our Valuation on 5th November, Valuer needed the NHBC certificate as it's a new build, the builders got this to him on 8th November, he submitted his report on 9th November.


    The Mortgage Brokers office just called asking if I'd had the offer in the post, I asked which offer to which she stumbled a bit and then proceeded to tell me that we should start looking at Life Insurance. I asked her does this mean we've had our mortgage offer to which she said not yet but we should have it within 48 hours of the Valuation being submitted, which I told her was Friday. She's gone away to check but this all seems a bit strange - Any Ideas??? Thank you!
  • 9/11 - recieved an email to inform me that the valuation was satisfactory, they request my October payslip & the OH’s employers haven’t answered their queries . As soon as these two things have been done they can send it for approval which takes 48 hours

    12/11 - submitted my payslip - they informed me it would take 48 hours for them to review it

    14/11- recieved an email at 3:55pm to inform me that my payslips don’t add up to annual income on my employer reference ( it’s more, my employer said they would query this!!). They have emailed my employer with this query ( it’s due to pay bands and increase of salary within that band) - I work at a school!!

    Hope it doesn’t take 48 hours to review the answer to the query, it’s been 4 weeks since we submitted the application and their 30 day deadline ends on Monday!!

    Oct 8th - Reserved New Build Plot.
    Oct 12 - Full application Submitted (text received).
    Oct 17 - Builders in touch to say valuation report booked for October 18th.
    Oct 18th - Valuation carried out.
    Oct 19th - Text from Nationwide to say they have received the valuation.

    And we have heard nothing else so far, we will have been waiting 5 weeks on Friday.

    Has anyone had to wait this long or is this really unusual?
  • Just received an email from the mortgage assessor and she’s just said that the application has now gone to mandator and the final descion will be early next week.

    Should I worry? Would she of sent the application if she wasn’t happy with it?
