    Finally :T
  • After the longest 2 weeks of my life we finally had our approval this morning!!!
We were declined with nationwide last year so it's been a stressful waiting process but everything has been so quick and efficient with Halifax
20.8 - application started - pay slips requested and valuation fee paid

    27.8 - valuation takes place

30.8 - receive letter to say Halifax will lend the required amount and a break down of the valuation

31.8 - one bank statement requested to show my pay going into my bank as there was an admin error on my pay slips (nervous at this point as bank statement showed me going into my over draft)

    3.9 - application approved!!!!

Good luck to everyone waiting, stay positive as we were declined last year but approved this time and not really any changes to circumstances x
  • Hi all,

FTB's here, long time lurker so thought I'd post our timeline here. We going through with the PO via L&C Mortgages.

Offer Accepted on property, solicitors instructed (Had outline DIP from L&C, but waited until we found the right property before committing to a specific lender)
15th Aug - Submitted DIP with PO- Hard Search done & referred
20th Aug - DIP Approved & Application Submitted
21st Aug - Soft Search done (seems an odd way round!)
22nd Aug - Docs Submitted - Bank Statements, Payslips etc.
30th Aug - Further docs submitted - 3 years of P60's for me.

Waiting for the valuation to be booked in & fingers crossed we'll get the mortgage through.
All the usual solicitors work has been going on in the background; I'm sure the end of summer hols/bank holiday weekend has caused a few delays so its not been as quick as the PO make out on their website!

We are going with PO as well. As per my previous update post, our mortgage was approved subject to valuation last Wednesday 29th. Valuation was instructed and carried out on Friday 31st together with homebuyers survey. Still waiting to hear the results, hopefully sometime tomorrow.
  • I saw, great news!
Think we're just in the waiting game; agents are chasing about the valuation but as the PO are paying for it I can see why they'd perhaps wait until they approve an application until arranging it. Fingers crossed we hear soon - just that limbo feeling at the moment whilst other people do things.

Hopefully we bring this to a close with a formal offer this week! Really impressed with TSB to be fair. For all the flak they've had, they've been very communicative and the process has been fairly efficient on their end.

Our mortgage offer was issued today! Yay!:beer::beer:
Here's a full timeline of our application:

24.07 - AIP received from Post Office for £190k. Valid for 30 days.
24.07 - Hard search carried out by the Bank of Ireland.
18.08 - Viewed property we liked.
20.08 - We submitted our offer for the sum of £182k to estate agent and it was accepted shortly after on the same morning.
20.08 - Contacted MA and instructed solicitor.
21.08 - Full mortgage application submitted. Money for valuation and homeburyers survey taken from bank account, but on hold until the mortgage passes finance and credit checks.
22.08 - Solicitor had to be changed as he was not on the PO panel.
23.08 - New solicitor instructed but on hold until we get the mortgage agreed.
23.08 - Soft credit check carried out by the Bank of Ireland.
28.08 - PO came back querying two bank transactions.
29.08 - Mortgage approved subject to valuation.
31.08 - Valuation carried out together with homebuyer's survey.
03.09 - Valuation report has come back accepted and the mortgage offer was issued.

That was a lot quicker than what I was expecting it to be!! We only just received our solicitor pack in the post today! :T:T:T

    Hi all,

I'm 30, looking to buy my first house with my gf, we're going to be doing the help to buy isa.
    House is £220K
    10% deposit. (£20k)
We both have decent careers, a good credit score on experian, no credit cards, loans etc.

However when I was younger I was silly with money and had a lot of debt. Thankfully all this has been paid off and not within the last 6 years credit file. But 1 of the debts I paid off in July. so although it doesnt show on my credit file it shows on my bank statement.

Do you think this will matter at all to barclays? All I've been doing the last few years is pay stuff off.

    Thanks

    L
