FTB. My DIP was approved at the end of September for the purchase price of the flat I'm buying. Went in last week for the full application, full application was declined. :o They referred it to the underwriters on appeal and it was approved :) Went in today and their system threw up an error meaning they have to fill in the application by paper form! :o

If the underwriter has approved it is it likely to throw up any issues from here to the offer being issued ie is that the credit check side sorted barring any late changes to my credit record? I was open about an old bankruptcy that they included on the appeal, so I am hopeful that it will all be okay from here onwards.

  • Found out today our mortgage offer is in the post! Finally!
  • After the quick email from our broker last night, this morning we've had the full offer emailed through, and it's in the post today. Still can't quite believe it!

Now for all the fun of the solicitors!

    Hi there,

We are FTB and currently applying for a mortgage online through HSBC (non advisory route).

    10/10/05 Applied online
14/10/15 Sent documents (payslips etc) sent via HSBC online document sender

I'm told once all the documents are received it takes around 5-7 working days for the underwriter to pick it up and give an answer.

    Couple of questions...
Has anyone had any experience applying through HSBC?
Do you need the valuation sorted before the mortgage offer is made?
Can anyone see any issues in our application? - 100k joint earnings, 300k house with 10% deposit (270k mortgage), credit record is good, 11k in credit card debt.
  • I do yes all from around 3 years ago, I have also had a CCJ from a defualt in 2013 but I completely paid it off at the beginning of August as I wanted to have as less outgoings. I have massively reduced my outgoings/debts in the last year or so.

We have today got a new AIP from Precise for a 70% mortgage but on a tier 6 which is the last tier in which they will consider lending but my credit rating is on the up every day as accounts are ageing and the time since the last default is around 3 years its gone from very poor to just below fair in the space of around 3 months :)

I personally haven't used HSBC but I do work in Estate Agency.

Your mortgage company will arrange the valuation and your advisor at HSBC will let you know when to pay for this.

The best thing to do is be completely honest in your application and anything that may be detremental and my best advice is monitor your credit file. I use experian and have honestly been better with my credit since I started using this as I can see my credit rating going up all the time and this gives me such a thrill :D
